Hi Folks

 

As the title says, whats a likely average for this job?

 

No point trying to save any existing, plan is to renew the lot. Nothing extra fancy, just standard rewire.

 

Also, whats average time frame for empty property rewire of this size?

Sounds a lot to me, assuming materials are 40% that works out at £645 per day.  Get at least 2 more.  Cheeky sparkies.

You’re assuming only 1 man on the job if I’m interpreting 20 working days as the timescale to complete the job.

 

Personally I very much doubt that 1 guy will complete, what sounds like a substantial job, by himself, in 20 days. 
 

Is £21.5k including vat? Sounds like roughly what I would expect, but far more information needed.

Including vat and with 1 labourer. Effectively 1 month timescale which to me seems inordinate.

Have you ever rewired a house, in particular a period property? It does depend on the details though. 

 

We have no idea of how many points there are, whether the walls need to be chased out and made good, whether there is even a decent void in the floor (sometimes the ceiling is located almost directly under the floorboards in old properties, with joists on show below). 
 

We also don’t know if there are carpets to lift or even any furniture in the property although it’s empty. 
 

If you’re unsure though, surely it’s worth getting another quote?

I used to estimate new build wiring on 1 hour per point, where a point is a light switch, a socket, a light fitting etc etc. So go and have a count up of what you want, it is likely to be a lot, well over 100 so I would say the hours being estimated are about right.

 

This is a rewire, so will take longer as the old has to come out.

 

Also this is a "period property" so we are talking about plaster on the brick, or lath and plaster walls.  So you have to include chasing out the plaster and re plastering afterwards, is that included?  and the re decorating?  And no electrician likes lath and plaster walls if there are any or lath and plaster ceilings.

 

I was mostly timber frame and plasterboard thankfully, I hated when I had to do work in that sort of house, sorry.

Rewires are the hardest graft any sparky is likely to do imo. The only bonus here is the place is empty. Lived in rewires are just grim.
