JOE187 Posted March 9 Posted March 9 Looking for advice as nearly completed our new chalet bungalow in place of the old 1930 bungalow. Have access to the rear garden down side of New build. (3.3m width) Brief history 424A built in early 80s not allowed rooms in roof! 420A Annexe is a converted garage with a conservatory attached. 420 recently developed extra rooms and new dormers in the roof area. 418 extensions front and rear sometime in the 90s Do we go for outline planning for a 2 bed single storey bungalow or put in a full application?? Pre app advice from planning is a couple of hundred ponds more than outline or full planning! The site area would be 27m deep by 14m narrowing to 13m at top of garden area. Advice and any ideas would be appreciated.

JOE187 Posted March 10 Author Posted March 10 Thanks Damo. I agree with you, but if selling the plot on would outline be enough for a potential Buyer? Or go full planning route where our design may not suit potential purchaser!
ProDave Posted March 10 Posted March 10 I would go for outline planning, that is what most buyers of a plot would expect. You can include as much or as little detail as you want, but the drawings can be a lot less detailed than full planning so quite possible to DIY if you want to. From the fees point of view a normal planning application looks far better value than any pre app advice which we know from this forum is likely to be inaccurate an non binding any way, i.e. a waste of time and money. 1
