Rachieble Posted March 8 Posted March 8 I'm toying with doing my own full Project Management. This isn't my first build (I'm a serial houseflipper and builder) so I feel fairly confident I can do the work myself this time. But up until now I've used a main contractor for all the job, with mainly procurement and planning support from me (so I'd do the design, planning permission, pull it all together but then hand the work over to the building firm until the walls and roof are up). I'm pretty happy finding tradesmen for the big stuff - roofers and groundworks and bricklayers etc as these are easily found online. But I'm wondering how people staff the inbetween bits when you don't have loads of contacts in the trade? Stuff like putting the insulation in the walls the bricklayers have built, keeping the site tidy, putting down the subfloors, plasterboarding the walls before the plasterer comes etc. These don't seem to have a specific tradesman I can employ. I've no idea how to find or manage day labour and I'm not sure I'd have the knowledge to manage these aspects if I employed inexperienced labourers anyway. But we've all got to start somewhere and I'm hoping to turn property development into a career so I need to take the next step. Thanks
Russell griffiths Posted March 8 Posted March 8 Floors are installed by the carpenters that fitted the floor joists, plasterboard is put up by a boarder, or tacker normally priced by the meter, they will fly in and want to smash it out quickly, or ask your plasterers to quote for it, you will probably get a better job as they know they have to plaster it afterwards. the jobs you will struggle with are the details, fitting vapour control layers, sealing and taping windows.
JohnMo Posted March 8 Posted March 8 No location in your profile, so not easy to answer. Scotland is different from England for some things. Generally there are no bits between. Site cleaning have built in to the contract for each trade to tidy up after themselves (but good luck on that, most wouldn't know which way to hold a broom). In Scotland plasterboard is done by joiners, they also do wall insulation (assuming not a cavity wall) Really wouldn't hire via online. We started with a company we had worked with on many occasions (electrical contractor) and went from there, asked who they liked to work with and for company recommendations. Worked well. 1

Worked well Agree, this often works. The word goes about you are good folk to work for and folk will be helpfull, especially in a rural area.
pritch Posted March 9 Posted March 9 Try asking your usual tradespeople if they know anyone who can help out with things like insulation or subfloors. A lot of the time, word of mouth is the best way to find reliable people.
