Hi,

A roofer re sealed the mortar lines on the lead flashing on the back chimney/roof of our rental bungalow 

He charged me £200. I knew in advance this was his price but I thought the job would be bigger than it was.

I know this is after the fact but have I been had??

Any pics of the work he did?


What was the actual work? was it up a ladder, silicone along the joint and down the ladder?

 

For a couple £hundred.. Travel, working at height, mid stormy season.... Hour or two of work? I've heard worse....

Up a ladder but it's a bungalow, mastic around joints where flashing goes into chimney brickwork, he was about half an hour. Little travel time and a perfect still sunny day....

How many guys were there? He has to pay insurance/maintenance on the van etc, liability insurance. It's easy to say it's only half an hour but you need the knowledge to do it properly and cover expenses.

Different scenario, but when I worked for a survey company, we had a min fee for turning up on site. Was £250, our half day rate. Didn't matter if the job took 10mins or 4 hours, it cost the same. My electrician is the same at £100 for showing up with his ugly face. Lots of trades do this because they have to plan in jobs and allow enough time to get them done.

 

This does sound a bit harsh at £200 tho.

Yeah our sparky, great guy, £75 for first 30mins! Adds up fast, but the guys brilliant.

 

£200 for that work is a bit much, but there are much more expensive ways to learn that lesson. Some can find it be £1000s and £1000s!

Any idea what's causing this damp?

There's a rafter directly above that's wet at the base and the chimney is behind.

The work the roofer did hasn't cured it!!

He gaurentees for 12 months

@dave1967 did you cure the problem? If so how?

I'm baffled.

I pulled the insulation away from the felt, cleared the moss from the roof.
