Simmon Posted December 1, 2024 Posted December 1, 2024 Hi everyone I have been building a four story building Am I able to change the type of bricks approved to build a new building with something almost similar but half the price? the council has stated red bricks in their conditions, meanwhile I found out somewhere in plans a picture of an expensive bricks has been included by my very generous architect. joe90 Posted December 1, 2024 Posted December 1, 2024 In the above it states “the final palette of materials will be subject to a pre-commencement condition requiring samples and further info”. So why not give them samples of the bricks etc you want to use 🤷♂️

joe90 Posted December 1, 2024 Posted December 1, 2024 I sent samples, the brick company gave me brick slips of the type I wanted to use so the council could see actual rather than pictures (which often don’t match reality or give texture.) there was a thread here years ago where the council specified a very expensive slate and named the quarry it came from, the chap here found a much cheaper slate that looked identical, wrote the quarry name on the back of the sample slate and the council accepted it 🤷♂️ 1
Russell griffiths Posted December 1, 2024 Posted December 1, 2024 Your council will not want samples sending in, my council specifically states do not bring samples in. can you imagine every builder turning up in reception with 4 bricks and a couple of roof tiles. it normally states that they want to see a sample section of wall. you normally build a 1m square of wall and send them pictures. pictures from the brick manufacture brochure might be adequate as well.

Then again I suggest no consistency across LPA,S. ours wanted samples. How can you purchase and plan in case the council reject what you have bought. @Simmon I suggest you ask your LPA, what they want, pictures or samples.

In my submission for Bricks ,tiles and window colour i ended each sentence with ' or similar' . They did not comment or object which i feel gives me a degree of leeway should i need to change anything. 1

'Or similar' - possibly the most valuable phrase to incorporate into our planning applications 😁
