October 10, 20242 yr I built my last house starting in May 2021 and finished April 2022 and now have the opportunity to buy a plot with to build an almost identical house. I managed to build for around £2000 a square meter. I am hearing some scary numbers being mentioned for current build costs 50-75% more which sounds unbelievable. Based on building to a similar spec, what do you think I should allow for build costs for this next project? (I am based in Farnham, Surrey, if that helps) And where is the increase coming from - materials or labour?
October 10, 20242 yr We finished our previous home in 2021 also 815 M2 and have almost finished our next When we started two years ago Prices and availability where ridiculous When many cashing in on shortages of labour and materials Things have definitely settled down We are still coming in at under 1000 m2 Built to a very good spec Beware It’s not uncommon for the same product to be double the cost between different suppliers Good luck

October 30, 20241 yr We are looking at around £3k a square metre now. Back in 2019 / 2020 my spreadsheets were at about £2k a m 2. Materials were the big thing that got us.

When I read £3000/M2, I just baulk.
