Tarquin1980 Posted September 4 Share Posted September 4 Hello - We have a neighbour who is being particularly difficult with an issue on our party wall. Our garages are linked at the front but at the back there is about a 30 cm gap. Both garages have a flat roof and on our side the rain water that collects flows off our roof a between the two walls. We have had 5/6 roofers round and they are say that they can run a gutter pipe to collect the water and run it round the back onto the rear of our garage. My neighbour insists that he doesn’t want this as it is “on his land”, it will be “an eyesore” etc. Where do we stand as we want to get this rectified ASAP. He is suggesting we have a drain installed on the flat roof and take the water out internally….any thoughts/ideas/suggestions? Link to comment Share on other sites More sharing options...

Are the garage roofs in the foreground (Green Mineral felt)? What is the sloping mineral felt roof - is that part of the neighbour's garage, or of yours, or of something else? I cannot see an obvious 300mm gap, but maybe it's just the camera angle. Is the gap you are talking about on the L of the lead flashing, just past the brickwork return on the taller building element? Assuming the garages are not new, are you saying that there has never been a 'rainwater strategy' up to now other tan it falling off the edge? How long has that been the case for? ProDave Posted September 4 Share Posted September 4 The whole flat felt roof looks very poor. I really dislike totally flat roofs. That looks in poor condition, witness patch repairs and staining where it looks like it puddles. There is an upstand along most of the edge of the gap, and that ends near the sloping roof as if it is designed to allow the water to run off at that specific point into the gap, but with no proper means to deal with that run off. If it were mine, I would re roof that flat bit totally. You have enough of a step between the flat roof and the sloping roof, to put a bit of fall on the "flat" roof so it drains to the right of the picture, and an upstand ALL the way along the edge of the gap to stop water draining down into the gap.
