End value

We had our first build valued in order to market it in the next few weeks 

Completed 5 years ago 247m2 815m2 to build 155 k for the plot valued 750 k 

My question would be Is it valued at less than the current build cost?

A similar plot nearby has just sold for 230k

Yea it’s a tricky one Our urgent build would come in at about a million at say 2500m2 turnkey Plus the land 

Which is way beyond the 350 which we have to spend 

 

The valuer that came round on Friday seemed to think that 2000 m2 turnkey was about right Im not so sure

We are about to start on a turnkey around 2800 per m2 (210 m2). Passivhaus standard finish and a sloping site with retaining walls so is on the higher side. 
 

The valuer for the mortgage company was talking about 3000-3500 m2.

If its being valued for sale those are normally based on what the market will pay rather than the build cost.  Some agents use a nominal figure per sqm to estimate market value. This is a lot more common in EU countries.
