harry_angel
Quick Q - assuming the structure is dimensionally within PD in terms of height of eaves/proximity to border/height of pitch etc etc and ticks all those boxes, could an L-shaped building at the rear of a dwelling be constructed under PD? Is the shape less relevant providing those other limitations have been met? How far away from the dwelling house would this need to be to qualify as a separate structure in its own right?* *so the planners couldn't throw the "cumulative sq m % floor uplift" argument at you... DevilDamo
If it’s all dimensionally with PD, then it’s PD ? Are you referring to a side/rear extension?
harry_angel
Thanks, no a separate outbuilding entirely distinct from and ancillary to the enjoyment of the dwelling house. Just, an L-shaped one wrapping around a possible swimming pool...
LSB
I don't think a separate building will be PD, but I could be wrong
DevilDamo
How close to a boundary and how high will it be?

More than 2 metres in from the boundary and no more than 4 metres in height. It's more the L-shape I was interested in...but this doesn't seem fussed about shape but more scale https://www.planningportal.co.uk/info/200130/common_projects/43/outbuildings
Temp
I think it has to be more than 1m away from the house to be counted as an outbuilding rather than an extension. The dimension rules are different for outbuildings and extensions.

harry_angel
Everything will be PD, aside from the fact that the actual building is L-shaped with, yes, a dual pitched roof... My only concern is that the L-shape would somehow limit the floor area...potentially on a technicality
Temp
I'm not aware of any planning rule that adversely affects L shape outbuildings specifically.
