Self build N.Scotland

Hello, 

Im currently in the process of trying to get a self build underway, in Orkney. 

Its a 148sq m bungalow with attic trusses for future development.
I am an experienced joiner so will be doing everything from making the kit onwards. 

Hoping to rope in a few pals to do plumbing, sparky work etc. 
Has anybody been in this position?
I’m hoping I can be considerably lower than the approx £1000 sq m that gets thrown around. 
It’s a bit of a thought working 40 odd hours a week as a joiner and then doing the self build on top of that but hoping it’ll all be worth it !
