Basement contractor recommendations

so first quote is in (albeit an incomplete figure) along the lines of "still waiting on some pricing of materials and haven't priced the driveway, drainage and pump stations, but will be around £350k". I nearly fell off my seat. goes without saying that I think this was priced to not get the job. oh well, still got another 3 quotes to come in. we shall have to wait and see what they're like before looking at other options.

Yep, I had some wide variation in quotes. Essentially you're looking for a firm that has the plant and the contacts to arrange the concrete works. Maybe drive around a bit and see what's going on in the local area to get some more firms on your radar - look for works at schools or new builds vs domestic jobs.

 

One of my shortlisted contractors did some site prep for me and only in conversation did he say they could quote for basements etc so you never know.

Can I ask where you ended up on basement cost?

it's actually tough to separate the basement from what the foundations would've cost without it. but total cost for all foundations and basement is £180k. I actually think that without the basement the foundations would've been about £40k - £50k as we'd have to dig down 2m to get to bedrock anyway so I think the basement bit is coming in at about £1k/m2.

could save a lot of money doing it yourself! I thought about it, hiring a big digger and digging the hole but when I saw what 4m deep dig actually is I'm glad I left it to the professionals. I'd say digging that deep is definitely not for the faint hearted. and then I didn't want to be responsible for the main structure holding up my house so, again, decided that this part of the build should be left to those that know what they're doing and that's before I consider the time it would've taken me and the wages I would've lost as I'm self-employed so, all-in-all, I'm very glad I'm not doing it myself.

Almost exactly what ours cost, it's pretty unbeatable value especially as the planners rarely take it into consideration.

The build element I think I would leave to the professionals, but excavating I will undertake. Its on a hill side so I'm digging a bank out, as opposed to digging down, and have 2 acres adjoining for the spoils to go on. Hopefully concrete and steel prices have reduced when I get around to it.

I used Rhys Quinn at Eco Build Southern for mine - he is an ICF specialist and would recommend him. Was a really cost effective way of doing it.

Also he is in your neck of the woods, he had to travel to Farnham to do mine!

I had a quote from Rhys when I was considering ICF. went to a site to see his work and it was impressive and the quote was pretty good as well. in the end I decided on RC rather than ICF though.

For a concrete shuttering solution I would imagine Gravestock in Billinghurst  would be your best bet - not the cheapest but a safe option.

the groundworks company we're using have subcontracted the basement build out to a construction company that specialise in basements and they've brought their own formwork to site. it's all under a fixed cost so I'm very hands off on this part of the build.

That seems to be quite common - the groundwork crew excavate / re-instate and contract out the concrete work - mine did same.

Wasn’t “ Pocsters budget basements LTD “ was it ? . Very dodgy company , loads of issues
