Hi everyone, Just a quick introduction to our project - we're doing our first self build and will be project managing ourselves. We've got lot's to learn as we go, and so would love to connect with others who are also along the journey or recently completed. If you're interested in following our journey, we're documenting everything on instagram which has plans and more; our profile is here: @thefoxesmaltings Below is a 3D render our architect produced of our project. If anyone has questions on any part of our process so far (securing planning in an AONB/Green belt etc.) feel free to ask and we'll help if we can.

LI see that Mr Gove is proposing an expansion of National Parks. The policy group is lead by one Julian Glover, who I think is a former Cameron assistant. This area is I think devolved so probably England only, and it seems to be related to turning AONBs into NPs. To my eye the big change will be a regionalisation of Planning Policy in the hands of NPs (small c conservative Nimbys?) away from local councils. I think it will affect middle england Cotswolds, Bucks etc, as the non-urban peripheries / North have National Parks coming out of our ears already. Currently NPs are iirc about 10% of England and AONBs 20%. What will the impact be? How does dealing with an NP compare to an LA? I expect this will be on Countryfile this Evening. I am an architect and certified passivhaus designer working in the south West. I obtained planning permission (a minor miracle after huge amounts of work) last year to knock down my house in Wiltshire and replace it with an eco house. A passivhaus would be the aim but as the site is in AONB and Green Belt on a steep west facing slope with amazing views it has a few fundamental issues that will make this challenging, but seeing how close we can get will be the aim. I am trying to find time now outside office hours to work up the details and put it in PHPP and I will endeavour to post my progress for anyone who is interested. The first issues will be how to deal with too much glazing facing the fantastic views, what to build it out of to keep walls as thin as possible (building volume is critical in Green Belt) with a partner who wants it "solid" and my own frivolous desire to have concrete floors throughout! Oh and stopping it falling down the slippery slope....
