Hi all, We treated ourselves to a shinny black induction hob, which looks and operates great... On the flip side we have a vent on the external wall, which is currently sitting with no vent cover (only moved in and the last trades are finishing up) and as you could imagine, it's a source of heat loss, as the wind is blowing through and out through the small gaps in the extractor in the middle of the hob 😕 We were hoping to get recommendations on a 220mm x 90mm external vent cover, one that would slot close when the extractor is not in operation and when it's in operation close back up or something along those lines to help stop the wind coming in and causing us a cold spot in that area. Hoping to see if there is something better than one picked up for a few quid at the local hardware store. Many thanks, Joe

Self build mortgage rate increase

The mortgage rate is now 5.79%... what a heart breaking 4 weeks since I posted the above 😕 *Website still showing 5.49% but I have just been informed of the increase. -

I know it's only for a short term and it's related to the Government support being offered but it's not on a fixed contract, so no buying out at a later date when you need to change. Polished concrete - timelines in your own experience

Yea, it's just the polishing process. The concrete has been laid and has been sitting from the end of August. Thanks for your feedback, I appreciate it. Our contractor thinks it will take longer but the polisher says different. Just trying to get everything lined up so we can move in for Christmas. -
Hi, We're lining up our floors to be polished closer to the end of November in-which the area is approx 220m2. I know it's a variable quotation, as you could have more than one person polishing and a different area to me but what I was wondering how long did it take for your floors to be polished, how many polishers and your area? Just trying to get an idea to help make better judgements on lining up work before and after the polishing. Thanks, Joe

Self build mortgage rate increase

Currently 4.99% and with fingers and toes crossed getting an A SAP rating to get their discount. When we started the self build mortgage, like a lot of people, we couldn't even imagine how quickly things would change with the economy and the BOE base rate (though always prepared for it in the worse case scenario in my budgeting)... We're just locking into the fact we are close to finishing our house which will add to our life. -
The dates that the floors were set: Upstairs - Sept 3rd Downstairs - Sept 9th Still a while to go yet. We won't have our heat pump and cylinder installed by the plumber until the end of the month but will be a while after that before it's connected up to the electric and going through the commissioning process. We were working with the start/mid December with the tiler and the polishing concrete company, so it may be close enough with our estimates. We were hoping to get everything lined up for Christmas in the new house but getting the job done and not rushing everything is more important to us, so thinking we may start signing off to that idea. We were quoted a flexible adjustive for the upstairs tiling, Weber was the brand if I recall. Thanks for all your feedback, it's appreciated.

Hi, I was hoping to gain the advice of you good folk on the commissioning process for our heating getting turned on and commissioned and how long each floor should be left before we can polish the 100mm concrete floor downstairs and to tile the 50mm screed floor upstairs. What we have: Underfloor heating upstairs and down, with a heat pump for heating. Trying to line up the next trades even roughly how long it would take to get the floors ready to be polished and tiled. Many thanks, Joe
