I am considering purchasing the VENT AXIA SENTINEL KINETIC PLUS B It has been suggested pre insulated ductwork is the way forward. The unit has 4 spigot of 150mm distribution box size 150mm All the pre insulated ductwork I can find is 160mm so it would need reducers into the Unit x4 2 x Distribution box Then I would need about 6 metres of. Insulated duct 11 elbow, from the what I can see I would need connectors between the pipe and elbows, so far this process is ridiculously expensive £500 are the any cheapest supplier, tried bpc, ventilation land, epic air

I have heard about this before, normally the seller has tried and failed to get planning, if you are successful later on they want 50% so if you paid 100k for the land then achieve planning and its valued at 200k you have to pay the seller 50k 50% overage clause

Self Build Zone I found was cheaper, for me it shaved 2k off https://www.selfbuildzone.com/structural-warranty

Your post is not very clear, yes the same brand will normally install onto the board. mcb are miniature circuit breakers 6amp 20amp 32amp etc rcd residual current device rcd in a board will normally have 4 or 5 mcb you normally have two RCD in a populated board. rcbo - Residual Current Breaker with Over-Current this allows each circuit to have RCD protection without turning the other circuits off. so if your lights have a fault and trip they won’t turn off your freezer etc. I hope that helps. please let the sparks do the install & mods.

Multiple layers of insulation to insulate flat roof?
Dutch replied to Tim B's topic in Heat Insulation
Can you put all the insulation externally say 300mm, 2 sheets of 150mm cellotex ? So inside you just run the power cables under the plasterboard, plaster the ceiling. -

I am considering adding a door to the kitchen from the top of the stairs, but this will compromise the kitchen. Any other comments appreciated.

I have made the garage longer & shorter, swapped the master bedroom with the kitchen diner, made the rear bedrooms wider. Garage is 6m x 4m

I have made some of the changes discussed.

I used Durisol before for an extension and it was simple to use, I have also contacted Isotex woodcrete for a quote. I am not a bricklayer and I like the fact you could just put screws in it. But welcome your comments as I am here to learn.

I have changed the stairs around, funnily I never knew they were the wrong way round, I think adding an upstairs loo is a good point otherwise you will have to gone downstairs every time you want the loo if your a guest. The front is south and faces towards the see hence the bifold doors onto the balcony, the site is sloping hence why there are no windows on the north side facing the rear (north) I was planning on using the mezzanine as an office a desk and a computer there.

I have planning drawings not currently submitted but no building regulation documents. I was advised by a family member to get Architectural technician drawings so I now how all the elements go together. I am going to be using an ICF build system, I had a quote from Durisol so far. I have been quoted £2000 from one technician so far with the structural calculations on top and outsourced Is that the way you would go or save the £2000 and work it out for yourself and pay to get the structural calculations done. I am planning of having a vaulted ceiling above the living space. 9.3m front to back, 5.7m wide I will need a ridge beam to support the ceiling, at one end it can rest on the wall, at the other end it is mostly glass, so presumably will have to sit on steel legs like a tent at the edge of the room.
