  2. Lol that would bother me. If someone refuses to sign a contract then they are out to screw you. a fair contract shouldn’t spook anyone right?
  3. That’s technically a contract! I think for the sake of your peace of mind, it’s worth just having one. They can be free and easily downloaded, or just see what your contractor usually uses. if something goes wrong (and roofs go wrong) you want it all in writing and agreed.

  5. I’ve since seen an interior designer at work and wow, such a skill. I changed my mind entirely. They themed each room to a specific stately home, it was so beautiful. Usually they designed boutique hotels but they made the styles work to a house and it blew my mind. Loved it. Also they knew how to get fancy stuff at cheaper prices, so I suppose they are some sort of value for money if you can afford it!
  6. What grounds was it rejected on? Not sure how much money you have, but if you really love this land, you can always make an offer with conditions that might sweeten the deal? Is that what you were thinking.
  7. I think you’re other problem is it’s just a big rectangle blob. Those are always a bad start. One of my pet hates is when you have a pyramid roof like that. It’s also pretty grim when you have windows for the living room and utility or bathroom on the front with the same scale and importance. Usually a designer would design you a floor plan that fit the site and brief, after consulting with the Planning Consultant themselves. What you have done is ask a designer to draw up a plan that is your own layout, then expected something good. So yes, he’s not an architect and someone has lied to you firstly. And secondly you need a designer if you wanted something imaginative that solves your problems. What you have is a technician to draw up an unimaginative plan. what you need is someone creative who will take your ideas (which are basically good and sensible) and run with them to create a house you love.
  8. I don’t know of any more forums, maybe attend trade shows and ‘Finding A Plot’ seminars? I know there’s some of those near Cambridge sometimes. you can register your interest in self build plots at some custom build websites. You usually have to follow a plot passport for those rather than find your own site and neighbours

I have looked at pocket external doors with timber frame (with a timber frame expert), and I’d have to agree with your designer, it’s hideously complex and makes for very thick walls and insulation/structural issues. I don’t think it’s ‘impossible’ but listen to the designer when they are trying to stop you doing costly and unsightly changes, they aren’t doing it to be awkward! You have a great design and I’d say they don’t want you to ruin it.
  10. I think the first thing you should do before you hire someone, is check their credentials and that they/their company are presenting themselves truthfully. That’s my helpful advice.

  12. The company OP is using doesn’t have any architects. I think it’s important people aren’t mislead.
  13. That sounds like a good idea to widen your net. Might I recommend you look at your local plan, I think they will eventually have a list of sites that might be available (planningwise) for people such as yourself. I think the plans just went to the council a few weeks ago, so they probably haven’t even looked at them yet… but they should be here: https://www.breckland.gov.uk/local-plan-review
  14. ‘Wanting’ someone to be an architect doesn’t make someone an architect. The term is protected so if they’ve said that to OP then I think it should be brought up.
  15. Same with doctors, but the fact is ‘Architect’ is a legally protected term. If the company OP is using is claiming that they have architects if they do not, then it’s illegal.
  16. It wasn’t an accusation, but definitely a query and a twist of doubt. I don’t really like it when people claim to be architects when they haven’t done the qualifications. It’s about customers getting what they are promised as well as professional integrity.

  19. Awesome hi Rob! It’s not the easiest time with the nutrient neutrality issue, all the best with that and happy to assist with any questions too, I’m in that area but I’m not a self builder. I’ve helped people with custom builds and self build sites so I think you are on the right track. Do you have a plot in mind, are you looking for maybe a farmer or someone with a field for a few plots? What’s your plan.

  21. I think assuming you know better than someone trained in design and experienced in building regs is a little (let’s say “over-confident” rather than pompous), so agree to disagree. I’m not saying anything is wrong, I’m just saying I don’t think there should be some idea that hiring a designer is somehow a false economy. op is asking if you can reduce the building regs into ‘the important chapters’ I think that’s a bit optimistic, but am happy to help. Its like me asking the useful chapters to read about being an electrical engineer. I wouldn’t be doing that, it’s a profession that takes years to understand.

  23. I have my designs posted weekly actually. I think architects are trained to accept criticism quite well, but I’d say self builders ‘know what they want’ and are quite determined to do things that are unfortunate a lot of the time.
