To be sensible for a moment, the 7 watt laser would not cut anything of substance. It might be useful for learning new skills but it sounds like you lad is a number of useful steps ahead of this already.

Guys I am very impressed with the level of input, even though some info disagrees with other bits, Thank you all. The 'by others' phrase is liberally spread throughout the documents i have been presented with so far. Also the phrase' extra over'. Its this phrase thats starting to make my numbers look less than achievable for the house i have submitted planning for. -

And... part owning an M&E and services consultancy that specs and installs for architects and builders - so have first hand experience of the standards in a fairly broad range of companies including Potton (in 2020/21 most recently). I'd agree with that. Paying for a portaloo and a warm shed is something i am happy to do. But credibility and enough relevant experience to be credible with respect to HSE and CDM2015 is another thing. -

I cannot get the Archealogical survey until i have planning permission. All of my other surveys are done. I think this is becuase the archealogical trenches need to be where the footprint of the house is, which makes sense. I would like to think the same holes will fulfill both this and the trial pit need. The land is an old orchard and pig small holding. Not had anything on it for at least 125 years other than pig shit and farmers boots. I see no reason to think there would be any issues with foundations for a house. -

So is there a recognised spec that 'trial pit' needs to satisy? 3 holes 1 metre deep at some number of metres apart or such like. I am much happier when i know exactly what it is that will satisfy the requirement. For the sake of £6k i would dig the bloody things by hand so long as i knew i was not wasting my time. -
Hi Guys Planning documents finally submitted and an advice note from my potential build company that trial pits may be required. Is this the same as a soil survey? How much seems reasonable as i have been given a cost of approx' £6350. This appears a tad much. As i will be needing an Archealogical survey anyway i would hope that the same hole in the ground could serve both purposes. Any thoughts? Regards and thanks in advance as always. keith

With reference to the 'copy and paste ' comment earlier. My preliminary ecological survey was what subsequently resulted in a recommendation for me to get the Reptile mitigation survey, at £1066 i might add. I spoke to the woman that was going to do this and asked her what time i should be on site. The reply was' oh, this is a desk top survey, i dont need to come to site' !!! When the report was then presented to me it was almost an exact copy and paste of the previous Preliminary ecological survey. I challenged the cost of it and got a bland response from the consulting agency. So i challenged it again and showed them a comparision between the two reports to highlight, in bold colours, that there were no more than 6 sentences of original content in the Reptile plan. 6 sentences for £1066 They relented and gave me back £828 Know what you are doing , what they are doing and dont be afraid to call them out. That is one option, there will be a lot of foundations to pour so its possible. If i do build it i hope to do so on the other side of the house where there is currently a very old gargae already. The reason for submitting for a new garage is to establish the principle of one on the footprint -
Hi All My planning application is for a single detatched 4 bed and a seperate garage. The question is, i may not be able to afford the garage. Not yet anyway. So If i dont build it am i in a whole world of trouble? I dont want to broach this with the planning department ahead of time in case i open a can of worms. Bettter to ask for forgiveness than ask for permission. Regards keith

I have very recently had the following.... AIA: Arborial impact assessment PEA: Preliminary ecological assessment and Bat roost survey( none thank Fek!) Reptile mitigation plan I thought there were options for the Bat survey such that the timing through the year should not unduly hold up your plans. Certainly did not pay anything like £3800 for the Bat thing. Thats painful. I still need to get an archeaological survey which apparently cannot be done until/unless i get full planning permission.

I had every intention of providing a portaloo. Until yesterday that was all that i thought i am mandated to provide. But after a seminar yesterday i discovered that CDM2015 expects the following a seating area A changing and cloths drying area Water ( sink) and to drink Loo You can hire welfare portacabins that provide all that is required but they are about £800-£1000/month Russdl: Its not what Potton expect, its apparently what CDM requires. Hence the question about whether the watertight house under construction fulfills the need -
Hi All First of all i am not even sure this is the best sub heading for this post, Apologies. My potential build of a potton Home will be project managed by a potton appointed manager. Under the CDM2015 regs i am required to provide welfare facilities for the guys on site. I have no issues with this of course but as SiPS construction is usually watertight very quickly can the house be regarded as a suitable rest place? Does anyone have real world practicle experience of providing welfare facilities for the build team. Thanks in advance keith

The kitchen that we had rough sketched out has a pair of longish runs at 90 degrees to each other. The longest run would be 4.2 metres. It turns out that stone of any flavour only comes in a maximum of 3.5 metres and usually no more than 3.2 metres. Does anyone have any experience, good or bad of having worktops in stone joined please. It does not seem like a great idea to me. Thanks in advance keith EDIT: Apologies all. The kitchen design we are hoping to use in our self build has a worktop run of 3.8 metres and a run of 4.2 metres at 90 degrees to it. All low level cupboards, so nothing above the worktop. I think 4.2 metres is longer than silestone and the like can be supplied. Can anyone confirm before i go and ask a retailer.
