  1. So we have an under the stairs WC but it has no natural light. We are about to fit the stairs and I had a little google... seems we could fit a glazed panel into the floor and give a view down onto the sink and timber shelf as a cheeky little view point whilst not showing off the main event in the room. does anyone know anything about these? Seems to be 25.5mm think so just layed in on some mastic and carpeted round.
  2. Rejoice! The sparkles are second fixing the kitchen is in a transit somewhere near Warrington and the stairs are ready to go in! This is a good day! :-)

  4. We had a lovely new techentrup electrical garage door fitted a couple of weeks back. Tonight's job was to install the ceiling lights in the garage one of which is above the frame. Well what looked like a reasonable clearance wasn't and now we have a not inconsiderable sized scratch... any recommended repairers in Cumbria? There's a window needs a little attention as well due to velfac deniying the obvious fretting mark was caused in transit and despite there installation team telling us that was the case.... Right I need a beer.

  6. I'll look again later, I think its insulated, its then clipped down the soffet before running down the outside of the building to the meter box.
  7. As we near the end of our project - did I actually type that! we are replacing / covering the old soffets with a plastic overboard. The problem I have is at one end the power comes into the building via a pole. Said cable is attached to an end bracket on said rotten soffet. I'd like to replace the timber. I'd not like a massive bill for the work, preliminary discussions with the power network bods have mentioned a lead time of 12 weeks and a cost of £1200-£1500. This seems a mite toppy to me! hence wanting to know more... The cable in question is on the far side (distribution side)of the meter (as opposed to domestic side). If the Soffet fails then the cable from the pole will drop across a bridleway. Who's problem is this? Am I responsible for the cable where it crosses my property? or only up to the meter? The Pole is not on my land and services one other property.
  8. Do we need to organise a working party to get it dropped and ready to salvage what could be kept? I'm sure if we found a few locals and lit a BBQ we could make a decent dent in it? With that in mind I may delay my visit to site - might not be much to see :-)

Looking at what you are describing and the discussions I'd have those BR drawings done in a heartbeat(assuming you trust the architect) - there is complexity, challenges on window size and fire protection. Don't think of it as £1500 for a bit of paper - think of it as a design investment to resolve these issues at the earliest stage while its all still theoretical and easy! You are going to pay for that thought process (or the remediation of the lack of it) so you may as well nut it out early doors.

ProDave, my concern with that is making it fool proof, the Millstream is running through a wood and I forsee issues with leaves / twigs / trees jamming any mechanical elements - hence the desire to let the water run (we have a massive underground culvert to channel through) and then simply disengage the electrical side?
  12. Hi Nick, plan is to offset space heating as well, we'll also have the levels of control to try and 'preload' the slab overnight with an excess of temp (if needed). Towel rails will be dry - to late to become wet! . We are on grid electric - not sure on supply size but we are on the outer reaches, think there is a substation on a pole involved upstream somewhere near the village.

So I'm looking at some home hydro technology - I've figured out the basic control system - I'll route it around and switch it in and out using the Fibaro HC2 that is controlling the rest of the building. So we can have a water level sensor on the run into the leet, and in the culvert to trigger for any fault / low level conditions - we'll use a signal from the Thermal store - either direct from the thermostat or via a Z wave thermostat to sense load requirement. So that just leaves the question what to do with the excess load, I could route it to a dump load, but that would need a potential 3kw load that doesn't trip out - so in the first instance it'll get fired into the Towel rail circuits (but thats not enough load), but the question that springs to mind is could I simply drop the excitation current from the genny and let it run into the towel rails? I'd expect to need some load in case of back EMF in the genny making power? Or am I over thinking it and I just need to switch of the excitation current? Naturally we could do it all wet side (stop the water flow), but that seems more prone to jamming and failure than this approach?

I think I'm pretty local to you guys and have a reasonable mob of chaps on the go - as you were on day rates and they've done the work I wanted to the standard I've wanted (that said its a conventional building. Its not passive and its not terribly Eco but it is a big build. If you like, then drop me an Email or PM and we can compare names and you can have a look at the work they been doing.

  18. We've got a little bit sorted out, but hidden under the bed is an increasingly large Lego train set that will run round the gallery in the double height space :-) Xmas is going to be a lot of fun this year!
  19. He has developed a surprising attitude towards creating and building things - but thats probably only to be expected when we've been building it for over half his lifetime! Not sure he understands that not everyone builds a house, or that its not meant to be a lifetimes work Current excitement has been running monster trucks through the building rubble and Mamod steam engines round large empty rooms while painting is in progress!
  20. That's broadly what we are doing using one main builder and his 'associated trades / mates' and they are a broadly self organising bunch. That said its not the fastest approach, but it is a cheaper approach. Its the classic project management adage - Cost / Quality / Time pick any two to control...

  22. Updates from t'mill I've managed to find a decent bit of oak to make a mantlepiece :-) and there is a lovely offcut that should fit in the downstairs WC. (keep it clean at the back - other rodding points are available.) Piccies attached of the timber in the new workshop, and the fireplace as is and before.... plan was to add a lintel of 4" * 9" * 48" but the wain on that Oak is rather nice - it might just get bolted on as is!
  23. I've just removed one before tiling after it became apparent that it could never drain. Fitted an impey wet room floor much much better! And completely flush with the rest of the room :-) not overly expensive at £250 for an 1800*900 tray other one one is to be refitted in the garden by the sauna as a garden shower doesn't matter if it leaks there!
