  1. I know ! Almost impossible to give advice on . So went a bit deeper . Hitting hardcore now - presumably the lane . Going to mix cement and fill it in
  2. I know no one knows ; including me ! So here’s the leak on the inside . Coming in on the red line . So over the slab , not the upstand . Assuming wall in lane is sat on the slab . Green line shows depth of slab - 14cm . I guess I’m not going to find how it’s getting in but I am tempted to fill the trench with concrete with the plan being the rain then runs away from the build rather than straight through the ground and in .
  3. So after 2 yrs I decided to dig up the lane . The leak if you remember is running over the slab and in . Expecting to find great holes I found nothing . The only thing of note is the ground is really crap ( almost soil ) in this trench and I’m hoping that’s simply the issue . I can’t go much deeper as I can’t go too wide as the lane is needed for access . Just dig a bit more and pour concrete in ??

  8. Cleaned out the trench . 2 full buckets of mud / soil - magic where it comes from . If I put the hose on the trench takes a good 15 minutes to fill - so can hold a fair bit of water . No issue - but worries me . Fill with chippings ? Just so not as much water will accumulate there ??

  11. I have decking on the otherside so I assume when it rains or I jet wash all the rubbish gets washed into that trench.
  12. 2nd thing is a concern . As my roof runs out to the front of the building with a fall . I noticed the ‘trench ‘ filled with mud . I cleaned it all out . Afterwards thinking that was probably a bad idea ? - now the trench is deeper and holds more water . No leak . But , should I perhaps fill trench with chippings to not allow so much water to sit but equally allow it to flow over and out down my block paving …???
  13. 1 issue 1 concern I reported sometime ago this upstand leaks in really heavy rain . Yes ! It’s way to shallow ! Easy to test and prove just by sticking a hose jetting on that edge . There is a bit of a lip I.e where frame over hangs upstand . Cant possibly ‘see’ it so was thinking maybe expanding foam up under this lip and cut it back ?
  14. I got a new lease car . At under 250 miles of use I got an “SOS” warning telling me to take it to an authorised dealer immediately! Naturally ! This somewhat worrying ! An AA guy ( vehicle not alcohol) came out with a plug in diagnosing box . It appears some issue with the car’s microphone…. It’s an intermittent fault of course! . As an ex software engineer I think most things like this are crap code rather than real physical issues .

  18. He’s now pissy with me as I haven’t paid him . 3rd time he’s been to this property . I’ll get good photos Wednesday….
  19. Roofer now says not condensation but he flaunched neighbors …
  20. There is a tank in the loft - but it’s miles away from stack . Will take a look Wednesday in loft . Roofer sent me photos - he stripped roof around stack and it’s bone dry .

  22. Not in use a pot thing I think there’s no air vent in the stack anywhere ( or if there was it’s plastered over ) Been like this for years and only started showing signs of a ‘leak’ end of last summer .
  23. Iv’e got this so called leak on a rental . Roofers been a few times and basically rendered the stack - change the pots . Still appears to leak I.e in room beneath damp on ceiling / wall on stack . Today stripped that part of the roof back . Bone dry ; no sign of any water ingress . He’s suggesting it could be condensation coming through the stack inside 🙄 That feasible ? . How do I fix that ? Roof has no insulation .
