  1. Hello everyone, Does anyone know the rough m2 rate for the "outer skin" breeze blocks on a timberframe house? I'm wanting to go down a timberframe house route with a outer skin of breeze block then rendered. Thanks in advance. Mike

Hi Guys, My solicitor confirmed this morning that no LBTT is to be paid due to the fact its under the threshold (145k i think) and no second home tax as it is not a second home its a field with potential haha, but she did note that i cant start building until the sale is fully through as they can then say its a dwelling. (obviously i wouldnt be but just a side note) Cheers guys, i look forward to speaking to more of you in the coming months when i start a blog Mike
  3. Hi guys, Thanks for the help - it will be something i look out for with the council tax, always trying to squeeze the little man - there is people out there who pay no council tax let alone for 2 properties(when the additional property is being built!)
  4. well im buying a plot of land for 80k and i already own a house im staying in while i build my new home, im just wondering if im due anything like second home tax im under the threshold for stamp duty as that is 145k im sure.
  5. Hi, Please ignore my ignorance but do you pay second home tax on a plot of land you buy to build a home? im going to say you dont because its not a house but just wanting to make sure.

Hi People We have secured our plot on the basis we get a survey done for foundations and drainage to our full satisfaction - has anyone had this done before and can recommend anyone in east of Scotland way and also how deep do they dig down im expecting 1-2 meters? i am thinking of hiring a digger/driver for the day to get the holes dug and then let the engineer guy in to take a look. We are after a foundation ground survey and a percolation test to make sure we can have a soakway. thanks in advance. - any advice welcome Mike
  8. it states clearly that the site should never be made into 2 seperate plots haha its half an acre would get a few on there, but i feel it wouldnt pass planning
  9. This is the first time i have seen OPP that doesnt state "rougly" what you can build. (like i have seen a plot with OPP but states OPP granted for a 200m2 home or OPP granted for 3 bed bungalow)
  10. This particular plot has OPP but it just states a "dwelling" does say what type doesnt say size doesnt say anything and its really annoying as we like the plot just wish it had a better OPP with it haha
  11. Hi Group, Quick question - is it normal for your solicitor to put a clause in when buying a plot that basically states you wont buy it until you have full planning in place? This is what i have heard is normal but on certain other forums i got ripped a new one saying its wrong as land is to precious to be hanging about waiting on from the sellers point of view. anyone had experience with buying land and it being stipulated that you get full planning in place and be 100% satisfied before your bound to buy it?   12. Hi Dreamer, Im 30 and my wife is 28 and we just want to build as it will cost around the same as a new build(cala home or whatever) and ours will be built alot nicer i believe as in correct insulation etc.

  14. haha little white lie ! well me and the wife are in a lucky enough position to have a small flat we are moving too it costs around 300 a month to run with the mortgage and elecy so not too bad! Thanks for all the advice guys

  16. what is IIRC? that not problem JSHARRIS - me and my wife have decent income and we have already done a how much we can borrow from build store and its more than we need is what they will give us but i just had a thought of how agonizing the process is for gaining the funding.

Hi, Who has had a self build mortgage? im just wondering is it just like a standard mortgage you show them your p60 for the year and 3 months wage slips or how does it work with a self build mortgage? do they want a contract of employment or do they want a letter from your work saying your employed there or what?   18. Nod - £2500 for a architect and engineer? How did you manage that? i have been quoted 6k for drawings and planning, did your plot have planning already?

Hello, Now i know that prices per m2 can vary madly likely from 1000m2 - 3000m2 depending on spec and how hands on you are yourself etc but here is a question whats included in the estimate of per m2? does it include the foundations? does it include architect fees? does it include drainage or site services to site? or is it just the build itself. Anyone got any thoughts on this? it might change up and down the country but im based in Scotland and want to get together a rough m2 cost moving forward but i need to know what the normal is to included in this. Thanks Mike

  22. HI, Has anyone had any experience with a architectural designer or a house designed from a timber frame company rather than an architect? i feel architects are really expensive but i reckon you get what you pay for, any thoughts? Thanks Mike
  23. Hi, Does anyone know of any funding available if your building a self build home? - like i have heard that there are grants available or interest free loans for heating systems etc, does anyone have any experience with this? I am based in Scotland. Much Thanks Mike
