Just going by what the architect specified to reach the required U-value. Will almost certainly go to 120mm or possibly 140mm if budget allows. -

So their prices haven't moved since I first talked to them at Self Build Scotland show a couple of years ago. Basically £20 per square M for 100mm plus £1 for every extra 10mm. -

I have all the carcassing for the timber frame which I got hold of before the January price rise, and it's 145mm. With the 100mm + 25mm insulation, the walls are showing a U value of 0.21, and the roof 0.15. Was planning on beefing the walls up anyway to at least 120, if not 140mm, which should help matters. I'll phone a couple of the Icynene installers and see what they say. -

I have all the figures, just need to look them up when I get a chance after home schooling! I was planning on upping the insulation anyway, to at least 120mm plus the 25mm. Going to be doing a lot of the work myself, so cost is an issue. It is scary how much prices are rising! It is looking like deferring the build by a year to save more money is going to get wiped out! -
Hi folks. With the cost of insulation seemingly rising monthly, I'm just wondering if anyone has used or looked into this option? At the moment, our kit is specified at 100mm with another 25mm under the plasterboard. We also have attic trusses with 140mm specified there. Any thoughts / advice appreciated!

Hi folks. Just on the Scottish Water Development Services Portal. They are insisting we fill out a new pre development enquiry as our last one has expired. They are asking for a document that shows - "Please provide full workings for the Pre and Post Development average and peak Flow/Demand Rates." I don't remember having to do anything like this before (it was about 5 years ago) and haven't a clue where to start. Am I missing something from my planning or warrant drawings? Also, we are on a sloping site with the house below the road. I have already got a lot of infill in place for the parking without thinking about how to run the water pipe (the sewer is below the house, so no issues there). Would we be able to run it through the infill in some sort of trunking, or are we better running down the boundary below ground level before I fill that area? Thanks!

Resurrecting this thread as we are finally getting things moving. Just trying to decide between Cedral or Hardie planks (Cedral have been a nightmare to deal with so far, via Jewsons). Be interested to hear from anyone who has used either system. Cheers.

Just had our first quote in. £18k roughly, with UF heating upstairs and radiators downstairs. It's a Mitsubishi Ecodan 11.2kw system (we plan to go into the attic at some point, hence the bigger system). We are entitled to the £7.5K cashback from the £10k loan, but it does come off any future RHI payments, but better to get it right away when building is my thought. So basically, the system will cost us about £10.5k. Any thoughts?

Thanks both of you. I just noticed the grant myself tonight so I'll try and phone Home Energy Scotland tomorrow and get some advice. I'll also pass this info on to my plumber. He contacted me yesterday saying he could go on a 2 day course with Grant in March, but I guess he will have to look into it further to get full accreditation.

Hi folks. Finally starting our new build this year (well hopefully!) in the west of Scotland. We are going for an ASHP preferably with UF heating. The house is going to be "upside down" with bedrooms on the ground floor and living area on the first. My wife really wants UF on the first (living) floor, so looking for recommendations there. We also have a plumber / heating engineer in the family who is offering to go on a course so he can become accredited and fit the system for us so we can get the RHI payment. Obviously, as he is not familiar with the different systems as yet, he is asking what we are wanting to fit. I'm starting to look around, but really need some advice. Thanks!

One of our problems is we can't get an artic to the site, so that puts delivery costs of everything up! SE looked into the lego blocks, and the way they specified them it was going to be silly money. Rock armour was going to be our easiest and cheapest solution, but that got killed by the engineer, so we are stuck with gabions. Got a really good price from Macaferri (£50 for a 2m x 1m x 1m welded 4mm) but they have now gone back on their original delivery quote, and tried to up it from £150 to £720! I suppose I need to get used to things like this happening! The retaining is for a parking area and eventually a garage by the way. House will be "upside down", entry to the first floor via a bridge.

Yes, got approved design from SE. Was supposed to be rock armour, but their SER guy wouldn't sign it off! We are 2m x 1m x 1m running front to back x 2 layers, with second layer stepped back. 3rd layer is 2m x 1m x 1m running along the wall. We have had a shipping container sitting on the built up ground now for 2 years, and nothing has moved yet, so should be OK. Looked into lego blocks, but where we are the delivery killed it.

Yes I hear you John. Who have you found the best for materials generally? Jewson, TP or any others? Just had my roof trusses re quoted, and they have gone up by about 15% since Feb.

Usual Chinese whispers "Had it from a good source high up in Travis Perkins", etc. You know how it is! Had an email from our local TP rep today confirming they are expecting fairly hefty price rises in the New Year (he mentioned 20-25%). Going to see if I can order some of what we need and fill the shipping container!

Hi folks. I'm in the fencing game and keep hearing about predicted horrendous timber price rises through a forum I'm on (one person told me that Travis Perkins are predicting 100% by May!) We put our timber frame new build back a year due to the pandemic, and are now looking at starting in March. I've just had a roof truss company rerun our quote from March this year, and it has gone up by about 15% (they told me timber prices rose by 30% last month alone!). What is everyone else hearing, and are you struggling to get what you need? I'm seriously thinking of ordering some of the structural timber as soon as I can and try and dry store it locally. I can see all the extra money we have managed to save this year getting wiped out by this if it comes to pass!

Hi folks. I'm looking at ordering gabions from Macaferri. They are for a large retaining wall to hold up our parking area, and are specified at 4mm. Is there any advantages over using helicoils, or should I save a few ££s? Thanks.

I spoke to our existing mortgage provider, and we may be able to borrow enough by increasing our existing mortgage. If that is the case, selling our current house should pay it off and if all goes to plan we would be mortgage free! But, I realise things have a habit of not going to plan, so if we then needed a small mortgage on the new property, we would need a warranty. Need to balance out the risks (if my existing provider plays ball!). Does anyone know roughly what an indemnity policy would cost and would this do?
