Hi all, I have come to 2 candidates for my garden office building, one where I would commission the shell (SIPs) and do all the other bits with separate contractors (electrics, plastering, etc) or one garden office with one supplier. I have found a very competitive price on the turnkey garden office and I am thinking about ordering it. It is similar to: https://www.ebay.co.uk/itm/Contemporary-Garden-Office/302735127114 The building would be a 8mx6m structure (48sqm) and I am in doubt of if I can erect this structure or not, without the need for planning or if it would fall under permitted development (by the way, I already moved in last year) My planning application states one condition: Notwithstanding the provisions of Part 1 of Schedule 2 of the Town and Country Planning (General Permitted Development) (England) Order, 2015 (or any Order revoking or re-enacting this Order) no extensions (including porches or dormer windows) to the dwelling houses shall be constructed or buildings shall be erected within the curtilage unless permission is granted by the Local Planning Authority on an application in that behalf. Does that prohibits me to have this garden office under permitted development? Had the law changed since I got planning (April 2016)? And if not, would I still be able to do this size based on current rules? My plot / garden area is massive, it would not take over 50% of the area around the house, and it wont be over 2.5m high. Also taking advice from @ProDave at another post, I could propose this under the caravan act and make it a mobile home instead: What are my options here? Thanks again everyone!

  3. Yea, strange indeed. First step for me was to contact the council (all through email), pay £75 if I remember correctly to get the address listed. Once they confirmed the registration, I then contacted Royal Mail and they promptly added the address to their DB. Initially it is on a "stand by" list (forgot what it is called), and then once I contacted them, they moved it to the "live" list. Just cant understand why the council has not done anything and if what you mentioned is correct, they should have contacted the VOA long ago. Wondering if I can get away with a few months "off"
  4. It has been added ages ago, even on Royal Mail DB, forgot to mention it...but for some reason VOA does not have it listed
  5. Thanks @JSHarris for the tips, hope this is also helpful in the context of this thread. FYI, I actually looked up my post code on the VOA site (http://cti.voa.gov.uk/cti/inits.asp) and for some reason they still do not have the new address listed!
  6. Hopefully not off-topic, but I have been in property 7 months now and so far no one came to supposedly measure property to place it on a tax band, is it normal to take this long? Council did write a long time ago confirming completion but so far no one around yet and no council tax!

  10. Well 150mm and 300mm footings would be considered simple I believe..... Just reading the PDF form the site @Ian provided , regarding Caravans and Mobile Homes, reading the sample description letters: If the SIPS panels are bolted to the slab, wouldn't it invalidate the whole argument of it being a mobile home?

Thanks for the link, downloaded the PDF and will read :-) What if I have electrical connection to it, would it be subjected to BC? you mentioned drainage (wont have that), wondering about a permanent connection to a switchboard. Im still puzzled why the SIPs supplier mentioned 300mm footings but BC is against this, Im having a call with him today, but dont want to give away too much
  12. Sorry I meant 150 8m x 6m box (most likely SIPs), flat roof, so 48m2 (hence B.C.)...I call it "office" because thats where I plan to setup my computer and music practice. Can you clarify how I could make such a building portable if I need to sit it on some sort of foundation?

  14. Hey guys, On my journey to build my garden / office I have been chasing quotes for a SIPS structure, (supposedly lightweight). A couple of suppliers have already indicated that I would need 300mm footings and a 1500mm slab to sail through B.C. A quick email to my private BC (that approved my house) and his reply was : "If the building was a garage the proposed footings would suffice, if the building is for another use full strip footings of at least 1 metre depth are required." FIY, the approved building is a garage but changing it (variation of a condition) to a garden / office. Is he being too picky or should I consider another one? Wondering if the SIPs bit he did not understand! Outbuilding is 8m x 6m And what would be the approx cost for a 300mm/150mm slab vs 1000mm/1500mm one (south east england) Any input appreciated!   15. Hey all, On my quest to build my garden / office, I think I have settled for a flat roof design however I am unsure on what to use for my roof. Initially I was going for a gable roof (I have a lot of spare roof tiles left) but I think it will be a bit costly, so looking for recommendations, GRP, EDPM, etc or any new stuff on the market! Can someone chime in? Cheers!

  21. Hey everyone, From my thread nearly a year ago, I have yet to implement my garage build. What I have decided is to convert the approved outbuilding to a garden office instead (I got big plot, so parking wont be an issue with LA). Already spoke with Case officer and he suggested a variation of a condition to replace the garage, I will keep the same external dimensions but will change the roof to perhaps a flat roof design and add a couple of windows. What I have not being able to get is a quotation for the panels. I have written about 7 companies I found on a google search, only one has actually replied, is there anyone in the forum representing a SIPs company willing to sell me stuff?
