  1. Yea I drop them a email to explain the situation to see if they can possibly help in anyway. What a pickle I got myself in, but I learnt my lesson which is always find out about getting the right advice from the correct people.
  2. Is it worth me emailing the planners to open some dialogue to say about my situation. side wall is wide open and exposed, and we halted all work due to having to now put in PLanning permission. Could it help in them looking at my case a bit earlier? I'm really stressed now because I'm in temporary accommodation till this gets sorted.
  3. I checked my LPA building guidelines for side extensions, and have attached the below. It seems I have to maintain a 300mm gap from boundary for a ground floor only extension, as im not going above ground level. This has brought me some relief if I have read it correctly.
  4. I thought if you go up a storey above ground floor then you need to keep 1m boundary. With a single side storey you could even in theory sign a party wall agreement to go up the boundary. Also my side extension is at the back of the house, it won't be at the front of the house. Not sure if that counts, But I guess it all comes down to the planners
  5. The garage is originally, it was built with it.
  6. I think if you didn't point this out this builder may attempt to start building up the cavity insulation from the block and beam floor.
  7. Does he need to use infill blocks as well under thr blocks to fill the voids?
  8. So he should have put the beams before the cavity and not build the cavity on top of the floor
  9. To the boundary the neighbour on his side is 2000mm away. The other problem I will have is rendering behind the block work in such a tight space, hoping the neighbour will pull the fence down for that, especially as he's come down to my side.
  10. The boundary gap start at 610mm and tapers in at the end to 380mm This is because the neighbour built the fence not in line so he's actually on my side
  11. @DevilDamo do you think me being so close to the boundary fence will be a issue with the planners? In the bottom corner the space tapers in. I will have a small window facing out towards the fence for bathroom and kitchen with obscured glass. The neighbour has no issue with this, and encourages the build.
  12. When they refer to the 2m boundary , do they mean up to the fence or thr neighbours house wall on the other side of fence. Builder assumes is up to the neighbours wall in other side which is 2.8m away
  13. the architect submitted the planning permission application this week. As only the foundation has been laid and no brickwork above ground level has commenced. If the certificate of lawfulness got rejected because it wasn't in scope I would have to apply for planning permission after causing further delay. If I started to build above ground level then the certificate route would make sense
  14. OK guys. I need to have a backup plan incase planning does not go through for this extension. As I've laid the block and beam floor what can I do. Can I still build all the way back from the garage up to the kitchen (excluding the living room so I'm less than 8 metres on the side extension). I know this won't come under permitted development because I'm not within 2 metres of the boundary, but will it fall under the larger home extensions for detached house? Or does that only apply for rear extensions and not side.

  16. I'm about 1100mm from the boundary. Window is 1500mm wide and 1200mm tall
  17. What would they say? Is it about the size of window or glass being obscured?
  18. Good idea. But I need the garage to become a 3rd bedroom and I need a new hallway created to enter into the garage bedroom. How much would the gap need to be from the garage you referring to? Here's the original floorplan not to scale. The toilet is to be removed creating a hallway into garage room aka bedroom

  20. @ProDave yes you are Right because its 2m from the boundary under PD I can only go 3m high to eaves. Even then I'm only allowed to extend out in length by 4m in a detached house. Hence why i have gone for full planning pernission. the architect has done the calcs And plans so I can only assume it is within half width of the house, in my case bungalow. If I have to go back slightly in length from 10m to 9m, or even 8m because planners don't approve, will they make me submit a new application or will they amend this original application??? Here's a pic of the floor up to corner of fence. We have laid the block and beam floor and stopped all work at this level.

Yes you are Right it does taper in, the neighbour on that side is actually the builder doing the works and he has no problem taking down the fence to allow access for him to do the job of need be. Also the wall is still within my boundary and 50 or 60mm away from the fence on that side, so I'm hoping it won't be a issue with planning dept.
  23. I got the plans made up just last week when I realised it wasn't pd. I am partly to blame, and I shud have thought more about it. The builder advised it was pd and I went along till I later realised through a architect it wasn't... Would the 300mm curtilage cause issues you think? The neighbour doesn't have a issue with the openings looking at this fence. He has a 2m high fence, and if any issues happy to put in obscured glass to satisfy planners. One is just a small loover window in bathroom, and the other is slightly larger for a kitchen window
  24. The area in white above shows the proposed side extension. It's 10m in length.
