  1. I may have to have a joint when the pipe bends around the wall. What best to do in this situation for the joint?
  2. I have a block and beam floor with 100mm pir insulation. I need to install 2 radiators in that room. Was thinking how would the pipework to the rads be run over the insulation. Can you cut grooves in the insulation and place the pipework in here to the rads?
  3. If on a bc application ingot I'm doing a side extension and garage conversion. The bc officer has been inspecting the extension. But now I changed my mind about doing the garage conversion just yet, do I need to submit a new application to reflect the change?

  5. Thanks I will get BC to check at dpc /oversite stage which is when thr next inspection is due. Thr builder is calling BC as he organised them it'd a privste inspector. Is it true that pictures are sent to BC as well In Some cases or do they have to come out to site, just want to make sure builder doesn't send pics which I've heard some people say can happen.
  6. This will be a cavity wall and the beam.is only supported at the ends, there is nothing supporting it below. It's a single storey wall 3m in length. What should I tell the builder?
  7. Have a question on 1 side of the wall the builder hasn't built a inner leaf, he's using the concrete beam to act as the inner leaf to build the inner wall off. Is this OK to do?
  8. So u just laid the blocks straight on top of the beam up to roof level?
  9. Can you lay blockwork on top of block and beam floor to create a wall partition, they will not be load bearing just on single storey with flat roof aboce. I want to subdivided the floor area into 3 separate rooms.
  10. In worst case scenario if planning is refused can I still build up to 8m under the larger extension scheme. Or regardless I need planning because of eaves height?
  11. Thanks dd. One last bit of advice if I didn't get planning and tried to do a 3m extension under PD, can the height of new eaves exceed existing if using a pitched roof? I understand this isn't the case with a flat roof.
  12. Thanks DD. Just to confirm even with prior approval is it still the case the height of the eaves cant exceed existing?
  13. I will get my decision in 4 weeks time. If it doesn't go through I'm planning just to limit the extension down to 3m or 6m and introduce a pitched roof to get it through PD. Will doing a proper pitched roof rather than a flat roof pass PD and get me the ceiling height?

  15. Just building a side extension attaching to a existing garage. Yea that's good advice, may not worry about getting a consultant at this stage, it was just to merely help explain what happened. I didn't provide any explanation in the application that we halted work due to finding out about needing PP.
  16. They already looked at foundations as they were involved and passed it.
  17. Quick recap. I started building works as was advised by builder it fell under PD. Later realised needed planning permission so halted all works. Only laid floor in extension area no actual bricks laid above base level. I then got submitted full planning application via a architect to do things properly hoping it can help rectify the situation before matters got worse. Im worried it could get rejected and left quids out of pocket. Is it worth me getting a private planner on board now to help speaking with the council before they make a decision , will it help or should I leave it?
  18. No it's the same extension, I will ask architect if a pitched roof will solve the issue
  19. Is there any workaround for this issue. What if I didn't use a flat roof and used a pitched roof would it solve the issue.

  21. OK thanks. I'm.exploring options and to gain general knowledge. I'm within 2m of a boundary if the flat roof was designed like below would I be within PD for the height, any workarounds
  22. And is the prior notification extensions only for rear extensions and not side extensions?
  23. Question for a Prior Notification for Single Storey side extension to go up to 8metres, is it still the case you can't go above the original eaves height with a flat roof?
  24. Do you also think the LPA could reject my planning application because I started putting thr block and beam floor in? Even though I havnt built above ground level, and ask me to put retrospective planning instead..
  25. Yea I have the drawings, I've submitted them all with my planning application. The councils website states there is a 3 week delay with checking applications so I assume that's the delay before validating. I've also emailed them explaining of my situation starting some works then realising I needed planning and having to halt everything. If that does me any good, but worth a shot.
