It's totally in wrong place, above joists. I want to revert back to original wall but have to dig new foundations for the external wall and remove steel. But I don't k ow how to proceed....

I've had major issues at my place. Now we have realised a steel spanning 10m to support a external wall being removed is in wrong place. It has a middle column post using a pad buried 1m into ground. How easy would it be to remove this and start again?

Sorry for bad drawing. It's a side extension which butt's up to neighbous fence. I don't have much room to fit a soil stack on side for toilet where bathroom is. I have a flat roof going on to. Plan was to extend the private drain by 10m to back of garden for a new chamber/manhole for rodding. I try and get some height levels

No I don't have any drawings this is why I'm in such a mess. The original private drain has had its manhole taken apart and dismantled. Just unsure of how to proceed. The previous builder made a right mess of things and left me in a pickle...

Yes the more I think about it this design may not work with this design and I see it running into problems. Where do I get specialist help from?

No none of this was done for drainage. Correct, got access to main sewer drain and need to run it over the top above ground going over foundations. Need to p shingle and compact hard-core in the area. Was just seeing if it's to late as foundations have been laid.

Yea private as drains only serve my house. I'm bit worried having everything underground for all my services. I have a manhole in front driveway, going to create a access chamber into back of garden. Need to figure out how bathroom and kitchen will all connect up underground to main drain

So what I meant is private drain above the top of the foundation at floor level.

Can a private drain sewer pipe be run over the footings. I've already had the concrete laid in a trench. We want to run it over and then do block work, will lintil over it. Can this be done or is it to late because foundations have been laid?

If a structural engineer says I can build of the original footings and build the wall without a cavity so it builds up with the existing walls in the house, does this override the BCO view? Do they have to follow the guidance of the structural engineer

He's caused extensive damage to my property. Eg he threw cement down the main manhole, now I need to get block and beam up, expose pipework first and get it checked out. The whole house is gutted to shreds, if there's anyone in surrey who can help out pm me.

Bco wants it dug a metre, but the foundation on side extension which I didn't go ahead with is 800mm so he agreed to keep it same. Where the wall I want to build back up will involve cutting some of the floor back on original house to get 600mm width for foundation

ok im after clarification and i need to make a decision. i started a side extension, due to issues with builders i stopped. i have a manhole in the way also which i believe is a private drain serving only my bathroom kitchen. now i started extension, laid foundations with concrete. the main external wall knocked out and a supporting steel put in. if i cancel the extension i need to put the main external wall back up, the footings to this main wall is about 400mm or so. the foundations to build the brick work up has been preety smashed up due to a block and beam floor going in which will get removed. BC say if i build the external wall back up it needs to be dug with foundations 800mm to match the foundation where the extension was going to go up. my concern with doing this is the original wall foundations around the rest of the house are about 400mm. so will rebuilding the external wall with 800mm foundation cause any issues like cracks, subsidence or any movement later on with house? see pic below

It's to late for me to move it. As work already commenced a while back then ceased. The manhole was removed and the pipe extended where it needed to go, as new bathroom kitchen will be in side extension. It's not been fully covered over floor can be exposed still, and we wanted to add a rodding eye. I know I should have thought about this better but was given wrong advice at time. The only other thing I was thinking was to revert everything bsck to how it was originally and forget side extension. Problem with other option I have to reinstate wall and BC want me to dig 1m foundation. I'm worried to do this because I have 1m footings in other side that was created for side extension. I don't know what issues sthe extra foundation would create.

trying to continue a extension now after it turned into a shambles with a rogue builder. So behind the garage I'm doing a side extension, it had a manhole it's only serving my house, not shared. So I believe it's a private drain. I have a manhole on my driveway also, is there any need for me to move the manhole where my extension is going to the back of the garden, or should I just add a rodding eye? 2. If I ever sell the property because I didn't need a build over agreement due to it being a private drain over the extension, will it cause me issues? Will I need to get indemnity?

I've decided I'm going to crack ahead, take my time and find the correct people where I can and continue. The private building inspector was used by other builder and is no good so I want to go with council and get things right.

How do I go about switching from private inspector to the council? Is it a easy process??

Maybe also I didn't make sense. I don't wish to continue with the extension due to all the problems. The wall I want to put up will be permanent and I want to rebuild the wall that was knocked down, and have everything back the way it was. I font want a temp stud wall. The issue I'm facing is BR want the new main wall to reach a value of 0.18. But with deeper cavity I don't think the new brickwork will fit onto the existing footing as they much more narrow. Is the inner leaf OK to sit on the internal floor which is made of concrete? Or any workarounds

This could be my only hope if BC allow me to use this to tie in with existing brickwork of the house...
