Dyfed Posted March 25, 2018 Share Posted March 25, 2018 Hi all, ive been looking for a plot for a while, a builder that I know is selling a plot with full planning, selling one and building the other himself. i have attached the design for your comments, the problem I have is due to an expanded family I would like a 4th bedroom. My idea was to either turn the garage into a bedroom and en suite or the study into a bedroom and have the garage as a big study/play room i was thinking I could put in a separate planing application at a later date for a single garage on the boundary with other plot? i am currently trying to obtain building prices so I can work out my budget to see if it's affordable to us as a family. i will be doing a lot of the work myself as I am in the trade as well as my semi retired father. i was looking to do a Timber frame build with possibly an insulated raft foundations, and block outer skin. any ideas much appreciated. ProDave Posted March 25, 2018 Share Posted March 25, 2018 You look to have plenty of room to move the house left a bit on the plot, then stretch the main body of the house a bit wider and perhaps a bit deeper as well. I have worked on a house up here with a very similar layout. but instead it had the downstairs bedroom where you have the kitchen shown, and then the kitchen / dining from the front to the back of the house in the now stretched bit currently shown as study and utility. Dyfed Posted March 26, 2018 Author Share Posted March 26, 2018 Thanks Dave, ill have ate a look at that, just waiting to hear back from the Architect to see if their was any restrictions on the planning, want to avoid re applying with a new design if I can help it as the local development plan has just changed here!
