PSC88 Posted Friday at 21:07 Posted Friday at 21:07 Hi just hoping the forum can help shed some light on the building regs after full approval. i have full planning approved and then my architect submitted building regs. I was initially given a refusal on one of the discharge conditions on materials. i resubmitted materials and council provided an approval on the the materials discharging the conditions. Am I now good to go? Or should the council be providing some form of building control approval on the construction drawings? im not using my council for building regs im using a private company. im demolitions a bungalow so have submitted a demotion notice Many thanks
Redbeard Posted 21 hours ago Posted 21 hours ago (edited) BC and Planning are separate, so if the amendments you made via Planning are 'material' (my use of the word, not 'Material'), and have an effect on the B.Regs elements (The cladding changes from 12.5mm cement board and render to 100mm wood-fibre and render, say) then that would have an effect on the B. Regs side of things (Part L in this case, but feasibly another Part if the cement board acted as an anti-racking board and the WF didn't) then maybe you need a discussion with your BC body, but as you say, that's a private firm, not the council. Note my background is all in refurb, not new-build in terms of direct dealings with BC, but I cannot see LA BC being interested in specifics of a build being 'policed' by A.N.Other BC. kandgmitchell Posted 17 hours ago Posted 17 hours ago You have in effect contracted out of using the Local Authority building control service so they will not be issuing any documentation other than to confirm the Initial Notice from your appointed building control provider is satisfactory. That is a simple administrative process and has no reference to the design. Your chosen private company will confirm their satisfaction with building control matters, probably directly to your architect if they submitted the scheme.
PSC88 Posted 11 hours ago Author Posted 11 hours ago I have not appointed the private building regs company yet stage I’m at 1) planning appoved 2) building control and materials drawings submitted. 3) self build mortgage approved and conveyancing commenced./CIL liability form approved (self build) 4) demolition notice submitted 5) contractor appointed and confirmed start date. 6) contractor provided info for private building control firm 7) gas/electric firms contacted to disconnect connections am ready to break ground?

PSC88 Posted 9 hours ago Author Posted 9 hours ago Okay got it! so I’ve read it states must submit the application and drawings attest one week before commencing work. so if I submit the drawings and commence demolition this is ok? if there are any queries with drawings /calculations i presume they will be in touch ?
Owain1602 Posted 53 minutes ago Posted 53 minutes ago I see you’ve written that your CIL liability form was “approved”. Do you mean that you’ve signed to confirm you accept the CIL liability (which you must do first)? Or you have had your CIL exemption confirmed? Also, do you have any pre-commencement conditions on your planning approval?
