This is my first ever post.

 

My wife and I recently viewed a property for sale and we are considering starting discussions towards purchasing it.  However, I first need to establish that permission is likely to be possible for a workshop/garage outbuilding to be built in the garden.  I am interested to learn about the permissions and outcome likely, including because it would be required to be located near a listed wall and so I understand considerations of curtilage to the wall could apply.
I understand I could make a submission for a pre-application assessment, but I would welcome any thoughts and suggestions possible from readers here.

 

I have attached a rough diagram that hopefully illustrates things:
The property we are considering to purchase is marked X on the diagram and is an old farmhouse in a rural location.  It is not listed.
The neighbouring dwelling is not shown on the diagram and is also not listed, but it is located within an old walled garden area where the large garden wall remains and is listed.  The wall is 'owned' by the neighbouring property and forms a boundary to our property - I have marked the section of the wall ABC in the diagram.

 

My idea for the workshop/garage outbuilding is that it would be either a timber or steel construction that could be 2.5m to the eaves with a pitched roof and of footprint 6m x 10m, built on a concrete slab.  I have included a picture as an example.  I note there are other similar outbuildings in neighbouring fields close to the boundary of the property (these are not shown on my diagram).

Hi, and welcome aboard :)

 

There are building regs conditions which kick in after a building is about 30m2, so yours would provoke a b regs submission too. Or, you could do 2 adjoins buildings and then link them together ‘quietly’.

 

You’ll need to build 1000mm from the boundary to avoid a whole world of pain  with fire related criteria, so read lots here and consider how you approach planners (well in advance of actually doing so) to avoid getting tangled up in expensive, unnecessary grief.

 

Can you build it narrower and longer, for example.

 

Also consider use, as you ‘shouldn’t’ run a business from there obvs.

As above , if it is just a workshop / shed (i.e. you don't intend to fit a car in it) I would be very tempted to have two buildings within the size limits for permitted development and not requiring building regs.

 

Given the aparent L shaped nature of the garden from your plan, I would personally tuck the building(s) just around the corner to the right so not obstructing the straight run of garden from the house.
