Hi

I've got a small claim in for escaped water in my rental. Tenants had to move out costing me 3k! Adjuster very very slow but has now come back with 4k payout for a 'strict' reinstatement....re install bath, boxing in around bath and loo poo pipe, bit of retiling and plumbing bath back.

So how do I manage this process?

 

Do I get the money and organise my contactr ?

 

Do I pay them and claim back?

 

Should I get the insurance

company contractor to do it?

 

4k seems alot for a relatively straightforward job or are trades on the make with these type of claims?

If you think you can definitely get it done cheaper then take a 4k cash settlement and spend it like you please.

 

If you don't, tell them to organise to fix it, and then there is no cash payout.

If you take the settlement then they wash their hands of it, and make you sheriff of the funds. Then they will close the case.

 

I'd grab the £4k is a split second tbh, and then organise the trades yourself paying nominally and stay in control of it all. You should end up with change.

 

I assume the £4k is (slightly) elevated to account for lost income from renting? If not, you need to go back and ask if this can be revisited.

 

Long and the short is, they usually offer a 'gift' (dangle a carrot) and hope you grab it, as the logistical issues and responsibility for them then vanishes into thin air.
