Still haven't heard anything about CT banding yet. I've now found Dorset Council's policy, I assume other council will have their own similar policies. https://www.dorsetcouncil.gov.uk/w/new-build-properties In summary, once first fix is complete they can issue a Completion Notice allowing up to 3 months for 2nd fix. We are through first fix on our build but haven't had a completion notice yet so I am hoping that: a) their usual tardiness/backlog is delaying this, and b) they can't back date a completion notice.

I assume they aren't talking about a Building Control Completion certificate but some sort of Completion Certificate for Council tax purposes only? I wonder if the latter could trigger the 3 month window for VAT reclaims. In my case (at a different council) they just sent me a letter stating they are assuming I will be complete on some date. I disagreed and told them it will be complete on a different date a few months later and they accepted it.

I sent a recorded letter to the council & stated that I have no obligation to pay them, there is no contract between myself & them. I have given them notice that Ill charge £350 for any unsolicited letters from them. I have also given them a notice to cease & desist from making any more claims. I've also requested that I require any letters must be signed in wet ink for any future letters. They won't want to do that as I can then go after them & make them personally liable for the fraud that's committed. That was sent some time ago, Ive had no response ! I 🤣 I see you've been full black pilled now! I'm not sure whether your plan will work but gotta try I suppose. For anyone digging this thread up in future just do what I did. Fence it off and keep them out.
