Drainage

Hi all

My next door neighbour has been playing with our drain pipes and has done what you can see in the pic. All I can think is that this is going to cause flooding. Shouldn't this be going into a soak away? My house is the one with the gravel that this is sitting on. 

Previously there was nothing coming down there, just the other side of his house which is still there too.

He’s added the downpipe too? What’s at the other end of the guttering on the right? Was the gutter overflowing and that’s why he added it? Did he also raise the gutter on the right as it’s sloping towards this downpipe. What am asking really is what problem was he trying to solve?
 

That aside if he’s put something on your land you can remove it but the water from the downpipe will then be right beside the house. 
 

It’s unlikely to cause flooding as there won’t be too much water but yes it would be better if there was a soakaway for it to drain into.

Yes, he added that. I think where it looks raised is just where he's cut it to put the down pipe in. He thought there was too much water coming down into one pipe I think. 

I thought about removing the end but like you say, it's going to pool around my house.

He made it sound like he was fixing an issue with having just one downpipe for three houses but I wish with hindsight I had queried this more.

What does it drain into? And has there ever been a problem in heavy rain? Presumably his house is the one on the left.

Was it that all the water went to his garden?

Does his outlet do the same as yours?

so it is now spread onto yours  too?

 

Laying the pipe on the surface is not acceptable. A building inspector would not accept that.

It will also create an issue whenever someone has to inspect and report, eg a surveyor/ valuer.

Yes this will likely cause you problem if you come to sell the house. 
 

A picture of the whole front of the properties would help but as it stands it can’t stay like that.

If you decide to retain the pipe and do a soakaway then (a) you have to establish whether your ground conditions are conducive, via a test pit, (lots on here IIRC) and (b) you need to be 5m from buildings and xm from boundaries. (I have used 'x' because I have seen 2m, 2.5m and 'If you are close to boundaries you should discuss this with your neighbour.' - Surrey Bldg Control Guidance note).

 

BUT, as mentioned in previous replies, we need to know what the problem was. Did the gutters overflow regularly? Did the neighbour have an unwanted 'pond'. Where does their 'proper' fall-pipe terminate? In a drain, a soakaway, 'nowhere'? It's an odd situation and certainly one to feel uncomfortable with.

First please lets help you sorg this properly.

 

Further down the line  a  partial solution might be to put a water butt on each. They have a clever attachment that fills the butt first if there is space. You can then use it or allow it to dribble out under control to make more space.  But that's a nicety, not a solution.
