Leigh0403 Posted February 11 Posted February 11 Hi everyone, After some advice please on permitted development please. I want to build a games room and a garage under permitted development. Now this would be bigger that 30sqm. Am I thinking I could build 2 separate rooms say one 30sqm and the other 20sqm. Do these have to be detached? Or could they be next to each other and have the same roof? Thank you for your replies in advance
ProDave Posted February 11 Posted February 11 They have to be detached otherwise it would be classed as one big building.
DevilDamo Posted February 11 Posted February 11 The 30sq.m relates to Building Regulations, not Planning.
Leigh0403 Posted February 12 Author Posted February 12 thank you guys also am i right in thinking I can build as close to the boundary as long as it's non combustible (my architect is saying brick only) everything else has to be a meter away (we wanted to timber build and cement board clad?) and so in theory i could build a 30sqm2 one and 20 sq metre next to each other?
Markuz Posted February 17 Posted February 17 I would start here: https://www.gov.uk/government/publications/permitted-development-rights-for-householders-technical-guidance If its close to boundary, some restrictions will apply. Outbuildings or sheds larger than 30 sq m, will require building regs. If in doubt check with your Building Control.
