When looking at a few titles in an area, I'm finding: - missing and incomplete docs (e.g. a title and no plan) (e.g. title refers to 'the area in pink' and there is no area on the plan in pink or vv) - incomplete history (I can see the current title docs but not the history before that) - little detail on easements and covenants (e.g. I can often see there is a covenant but usually not what the covenant is) Is this just the state of the world? Do you get a more thorough service through the business portal? 1
twice round the block Posted February 10 Posted February 10 That's about as good as it gets. The boundary line is somewhere within the 6mm wide marker pen line on the plan. Many areas on the plan are not registered as someone forgot to include them ( including 4 blocks of my back garden ) Labour is trying to computerise the organisation and bring it into the 21st century to make it more efficient 🤣🤣🤣

Do you get a more thorough service through the business portal? Incomplete histories in titles is common, I checked all the bordering properties titles and plans when purchasing our property. They make interesting reading as it was all farm land owned by a family and sold off at different times. Our land has 5 different properties bordering it but more than 5 titles and one property unregistered. As for covenants when it came to our possible build, years later after the purchase of our home I rechecked all the titles and reread them all many times till I understood who owned what and when the land was split and found numerous covenants on one title but not carried forward when the same title was updated or made digital. The main farm house sold more land off recently and the newly created title has a lovely plan neatly showing various other titles.
Alan Ambrose Posted February 12 Author Posted February 12 On this same subject, I was looking at the TP1 and Transfer Plan for our plot vs. the Land Registry title & plan. Curiously, there are details on the Transfer Plan that don't show up on the title plan e.g. ownership of boundaries. Ha, I see this: T Marks on a Title Plan Title Plans and Deeds Plans are different creatures. Deed Plans are attached to Deeds, not to registered documents such as the Title Register or Title Plan. Most likely a copy of the Deed referred to in the Title Register will have been retained digitally by the Land Registry, together with the Deed Plan that is normally part of the Deed. This is confirmed by the presence of a Note at the foot of the paragraph to the effect that a copy has been made.
