Budgeting Spreadsheet and Cash Flow Forecast

Hi,

 

We’re about to submit our planning for two houses to replace a disused poultry unit on our paddocks.

 

I want to get a fairly detailed costing spreadsheet and cash flow estimate. I seem to remember that there was a service advertised in Homebuilding and Renovating that gave the sort of thing I was after but can’t find it now.

 

Obviously at this stage it wouldn’t be accurate, but it would be useful for me to plan my approach to the build, to think about choices like which build system, finishes, and probably some cost engineering on the design.

 

I’ve got a great architect on board, but I think she’s driving toward high end , award winning design, and I want to make sure we can afford it.

 

I could start building something myself but I don’t want to miss line item costs and I’m not that great with build spreadsheets. 

 

Anyone with experience, or preferably recommendations ?

You need to keep a handle on that, as I’ve all too often seen architects setting fire to my clients money at a terrifying rate of knots. 
One such architect I had to babysit all the way through from foundation to airtightness, and I was only there for the M&E!!

I’d have some conversations about this to keep it in check, as you can have your dream home without a nightmare budget.

I will have said before: I worked "with" an architect once where the best quote for his design was double the client's stated budget. He designed what he thought it should be. I redesigned and built to the budget...more modest but functional.

He said to me about another project with a similar issue that " the client will always find more money". I turned it down.

Ask her how she knows it is to your budget, and for fun, who pays if it goes over.

Try not to commit to much to Architectural fees Nearly all the technical detail will be designed by others 

Floors roofs foundations steels etc 

 

If you want someone to do a detailed budget for you Decide your final spend plus 10% and work backwards 

So often gyms Home automation etc fall by the wayside due to budget
