Hi there

I have a planning application in at the moment for a 2m x 2m front porch and a 4m x 4m rear extension. Both are single story, on my single story bungalow. Both timber clad with pitched roofs abutting the main roof. Nothing fancy! Does just shy of £950 seem reasonable? Are there other ways to do it, or am I beholden to my local inspector?

Hello!

 

Your thread title refers to Building Regs and you refer in the OP to Planning. The OP seems to suggest that £950 is for planning only. Can you disconfuse me?

Sorry, to be clear the price I’ve received is for building control.

This isn't Yorkshire, of course, but does it shed some light?

 

While searching I see a sugg'n from one firm that private BC can be cheaper but I am not sure that is always the case. Edit: Indeed it isn't: The search brought up only the application fee, not the inspection fee. I have sometimes had a discount from my LA on the 2nd app when I have done 2 together. Your price suggests maybe this has been applied. Assuming they are charging a fee for each extension, rather than one for both, I think your price sounds about right.

Thanks a lot. Am I right in not paying this until planning is granted, on the basis that planning might be refused and I will have wasted the cash?

You don’t pay for building control till all the planning and materials are agreed 

 

We paid around £850 for a full house and workshop 

I think LA have a standard price for there services

According to the planning portal it does. There will be a bit of a delay between them, porch is in May, rear extension is in August.

Assume you’ll be removing or replacing the original front door then because if so, it’ll be a single storey front extension.

 

As you’ll be carrying out the works in stages, they have calculated the fees as separate projects. If you were to carry them out at the same time, then they would only need to carry out one set of inspections.

The original front door will stay in place as an inner door. There will be a new door on the front of the porch facing the roadside.

Ok and which is why BR’s are required as you’re pushing out the thermal envelope.

If it's a porch erected over a retained door and is less than 30m2 floor area then it's a Class 7 exempt building (note the need for the glazing to comply with safety requirements).

Do exempt buildings not have to be detached?

 

The fees for extensions are based on the combined overall extension area. They are not separate fees for each extension

Schedule 2 of the Building Regulations......

CLASS 7

Extensions

The extension of a building by the addition at ground level of—

(a)a conservatory, porch, covered yard or covered way; or

(b)a carport open on at least two sides;

 

where the floor area of that extension does not exceed 30m2, provided that in the case of a conservatory or porch which is wholly or partly glazed, the glazing satisfies the requirements of F3[F4Part K4, K5.1, K5.2, K5.3, and K5.4] [F3Part N] of Schedule 1.
