Cost for building regs: is £950 a reasonable price for this?

Hi there

I have a planning application in at the moment for a 2m x 2m front porch and a 4m x 4m rear extension. Both are single story, on my single story bungalow. Both timber clad with pitched roofs abutting the main roof. Nothing fancy! Does just shy of £950 seem reasonable? Are there other ways to do it, or am I beholden to my local inspector?

This isn't Yorkshire, of course, but does it shed some light?

 

While searching I see a sugg'n from one firm that private BC can be cheaper but I am not sure that is always the case. Edit: Indeed it isn't: The search brought up only the application fee, not the inspection fee. I have sometimes had a discount from my LA on the 2nd app when I have done 2 together. Your price suggests maybe this has been applied. Assuming they are charging a fee for each extension, rather than one for both, I think your price sounds about right.

Thanks a lot. Am I right in not paying this until planning is granted, on the basis that planning might be refused and I will have wasted the cash?

You don’t pay for building control till all the planning and materials are agreed 

 

We paid around £850 for a full house and workshop 

I think LA have a standard price for there services

According to the planning portal it does. There will be a bit of a delay between them, porch is in May, rear extension is in August.

Assume you’ll be removing or replacing the original front door then because if so, it’ll be a single storey front extension.

 

As you’ll be carrying out the works in stages, they have calculated the fees as separate projects. If you were to carry them out at the same time, then they would only need to carry out one set of inspections.
