Conversion budget - where to begin?!

Hi everyone,

 

I'm at the start of my journey, assessing if converting a former chapel & adjoined Sunday school/cottage into a home for myself is viable.

 

I need to estimate the build cost to see if the self-build mortgage is an option - does anyone have any tips on where to begin?!

 

For example, where online guidance mentions rewiring costs for a 3 bed house, would that generally be applicable for a conversion too?

If it's a full gut job, plumbing, wiring, insulation, windows etc, start with £1000/m², then add on kitchens, furnishings  etc.

This seems fair. We're extending and fully refurbishing our 200m2 detached house and hoping to get it done for ~£300-320k
