MpdF
I have recently purchased land with full planning approval for a new dwelling. There were errors on a sectional drawing which meant it was not included on the decision notice. This is stated on the delegated report. There is also a covenant attached to the land which states that the ridge height is to be in accordance with (planning permission). The ridge height is depicted on the removed sectional drawing and no where else on the other approved drawings. Where would I stand legally and with LPA if adjustments to ridge heigh were required? Any comments would be appreciated on this.
DevilDamo
If you deviate from the approved drawings, you would require re-approval. What do the elevation drawings state/look like?
MpdF
the combined elevation drawings are exactly that but with no measurements that show finished ridge height. We would be looking to follow the x3 approved drawing exactly as they are 😀
ProDave
Do the drawings have a scale? Yes I know everyone says do not measure from a drawing but it might be the only way.
MpdF
yes, the drawings have a scale, but no FFL or ridge height mention. (on the approved drawings)
ProDave
1 hour ago, MpdF said: yes, the drawings have a scale, but no FFL or ridge height mention. (on the approved drawings) So what I am saying is measure the ridge height on the approved drawings and work out from the scale how high it is. Then see how that compares to the non approved drawing you have with dimensions. I am guessing if no ridge height specified in planning they are not that bothered.
