Oz07 Posted September 2 Share Posted September 2 So the plot we are looking at has planning for a single storey of approx 400m2, around 40m long and around 10m deep. Too big for us but would be handy to do it as 200/250m2 house with an annex to the other side of around 150m2 depending how much we loose on the central hall where it could split nicely. I wouldn't be doing it with the idea of splitting off, don't want to be living next door to a tenant. However it would be good for family who visit for long periods each year. Potentially even move parents in next door as years get on. Are there any gotchas to watch out for when re submitting planning for this? I think i will have to do either s73 or full resubmission because of the external changes I want. I will ask about this in a pre app. Am I best to mention the annex in pre app or will it negatively affect the prospects of application? Is it a case of stating only to be used by family in the new application or pre app? Do others just keep internal layout as 1 unit for planning then split on BR drawings? Seems unethical. DevilDamo Posted September 2 Share Posted September 2 The description of the proposal will be different so you would have no choice but to re-submit a Full application. On the new application, be as transparent as you can. LPA’s would normally grant Planning for annexe’s if they are and form part of the main dwelling’s ownership. Alan Ambrose Posted September 2 Share Posted September 2 Since you have not told us what the current design looks like or what your proposed changes are, we’re largely in the dark. So here’s a contingent answer: If the footprint is the same, the ridge height the same or lower, the style not crazily shifted from modernist to gothic revival, no new windows facing neighbours etc, then maybe a non-material change for external materials, window position and internal layout. Call the annex bit a ‘granny annex’. You might just want to go with a full app so you’re not constrained by the current design at all. No need to make the house huge if that’s not what you want. Start by being honest in the pre-app, perhaps make the design so that the LPA won’t suspect it’s a closet semi - they can get stroppy if they think there’s a chance they’re being misled.
