Are these numbers ball park please?

I have just filled out a 'buildzone' application form and the numbers they have come back with are as follows....

 

Based on the information you have provided so far, we can offer the following products.

ProductSite Insurance (12 months)

Premium (inc. IPT)£1,605.10

Product10 Year Structural Warranty + Inspections

Warranty Premium (inc. IPT)£1,321.19

Inspection Fees (inc. VAT)

£3,222.00

 

 

Is there anything else i should provide like location or house size that would enable anyone to offer a reasoned opinion of these figures please.

Site insurance - just in the process of renewing mine for another 24 months... 1200 ish.  hoping to be finished in 12 (he says) but it's useful to have for hired in equipment.  Values vary on reinstatement costs, public liability amount, how much for your own tools, site huts etc.

We’ve use Protec again 

Around a 1000 Public Liability Fire vandalism and theft of site materials 

Once you start adding tools It bumps up 

The handy thing with Protec is They will let you add an extra three months on 

 

Structural warranties are a joke But necessary if you are like to sell 

Weve gone for a professional certificate this time £1500

The structural warranty depends on location and rebuild cost.   Ours warranty cost was about the same but inspection fee (based on 4 visits) was £2500. 
 

we also had to add an insurance backed guarantee for the flat roof - which took quite a while to sort out.

I managed to get Selfbuild zone to split out the 'inspection fees' bit and its £2850 for the Building control inspections. So i have dropped that from their offer and engaged the local authority building control becuase they are £1000 cheaper.

 

However Selfbuild zone also want 'a Plan Check and up to 5 Technical Audits to be carried out by a surveyor nominated by BZSS'.  This, to cost about the same as getting the local authority building control inspections. It appears to me that i am paying twice for the same service. Unless any of you knowledgeable people can explain what the difference is between a Technical Audits and a build control inspection.

 

Confused and feeling slightly bent over by this

not far our from ours. 

 

We managed to save 50% of the inspection fees by having less of them. I think they allocate around 5 visits. we had 3 total.

 

Foundations.

Pre plaster

Final.

 

They were happy with lots of photo's of specific areas by email.
