Alan Ambrose
Hi, I was just looking at @Drellingore's light mitigation question and was reminded of the biodiversity requirement that has come in this year. Anyone care to throw some light / give us the 10 minute version?
garrymartin
Self-build is exempt... Self-build and custom build applications An exemption applies to this type of development when it meets all the following conditions: consists of no more than 9 dwellings on a site that has an area no larger than 0.5 hectares consists exclusively of dwellings that are self-build or custom housebuilding as defined in section 1(A1) of the Self-build and Custom Housebuilding Act 2015
Alan Ambrose
Ah, I thought self-builds were captured in March/April - obviously wrong again
Drellingore
We did a BNG assessment for our project because we wanted to help tip the scales of the "balanced planning decision", and also 'cause we're well into all that eco stuff anyway. The fine folks at Arborweald do all our arb/eco stuff, and they're both good and passionate. As far as I understand, the current calculation system is pretty coarse-grained, and it basically involves calculating how much stuff you have now (hedges, ponds, various types of grassland) and how much you have after, and a number comes out. Hedges are calculated in linear metres, everything else in plan area I think. You can see some of our BNG docs on our planning application if you're curious, but it sounds like you don't need to provide it. Alan Ambrose
OK makes sense. As planning in these parts takes forever, we've planted hedges and fruit trees already. Did we just shoot ourselves in the foot re 'gain'?
Dave Jones
its just another tax and fee. Unless you are blessed with a large plot where you can put a load of trees it means off siting the requirement, after paying the ecologist 5-800 quid for the paperwork. plus side self build is exempt. TommoUK
Self build, custom build and sites qualifying for 'de minimis exemption' are exempt, for everyone else its likely to mean up to 8 weeks post planning waiting for the BNG pre-commencement condition to be discharged.
