Coming to the closing stages of a large renovation, new build.

Hi Everyone

I have to confess to coming on here largely in the hope I can help others steer clear of some of the issues we faced, we delivered a build (well we are at the later stages) very similar to the Medic House by AR Design though we used some different products in the build, most worked out well but some proved to be a real money pit.  Sharing some of the highs and lows of our 8 month build I hope may offer some help to others who find themselves in the same boat.

Excellent philosophy, Mark. If you want to reflect gradually then a set of topic based blogs would be really valuable for future visitors. Ask one of the admin team for a blog. Mine is about "Details". Then have an "update" thread which you update on the forum each time, so people notice.

Aim to learn and help others learn from what you think were mistakes, and some might turn out to be decisions of genius. Was the extra expenditure:

  1.  Gold plating that you or the architect added?
  2.  Things that you underestimated?
  3. Elephant traps that suddenly appeared (eg ground conditions requiring expensive foundations or flocks of bats)?
  4. Planning type stuff or consultant costs?

You set me off to look at at "The Medic House" by AR Design and I admit as done there they seem to me (personal opinion) to have missed some important details (eg seem to have created 2 brand new bedrooms in the flat roofed 'pod' that never get any sunlight - driven by a decision to use Permitted Development not Planning Permission?). May do a blog about it.
