RenovateH Posted October 11, 2022 Posted October 11, 2022 I'm planning to renovate a 3 bedroom Victorian terraced house and am a complete novice! I'm currently working out what it will involve and what the costs will be. I've made a rough list of approximate cost factors below. I know there will be some extra costs that will come up as we go along and have factored this in but I just wanted to know if this is the bulk of it or if there is anything else I need to think about? One storey extension for kitchen - £18,000 (https://www.homehow.co.uk/costs/single-storey-extension) A new heating system - £5,650 - £6,900 (https://www.boilerguide.co.uk/articles/how-much-cost-install-central-heating) House rewire - £5,000 (https://mylocaltoolbox.co.uk/cost-guides/how-much-does-it-cost-to-rewire-a-house/) New windows - £3-5,000 (https://www.windowsguide.co.uk/window-prices) Downstairs toilet - it’s only small and just needs replacing for now - £1000? New bathroom - £4,000 (https://www.plumbnation.co.uk/blog/bathroom-costs-in-2022/) New kitchen - £8,000 Flooring - budget of £2,000 No problems with the roof as far as I’m aware!
SteamyTea Posted October 11, 2022 Posted October 11, 2022 Welcome. No mention of improving the insulation levels and airtightness. I have had 2 Victorian terraces and one Victorian semi. All horrible to work on and all built differently. Like QE2 V lived a long time.
Spreadsheetman Posted October 11, 2022 Posted October 11, 2022 How much physical renovation has already been done? I’d expect a lot of insulating and re-plastering in a property that old. Plus lots of fixing of things before the more cosmetic details get addressed.
Jilly Posted October 11, 2022 Posted October 11, 2022 I think you might need to allow more for the extension, particularly the foundations.
Iceverge Posted October 11, 2022 Posted October 11, 2022 Top of you estimates is £50k there. It seems pretty tight TBH.
