Renovation costs

I'm planning to renovate a 3 bedroom Victorian terraced house and am a complete novice! I'm currently working out what it will involve and what the costs will be. I've made a rough list of approximate cost factors below. I know there will be some extra costs that will come up as we go along and have factored this in but I just wanted to know if this is the bulk of it or if there is anything else I need to think about?

 

  • One storey extension for kitchen - £18,000

  • Downstairs toilet - it’s only small and just needs replacing for now - £1000?

  • New bathroom - £4,000

  • New kitchen - £8,000

  • Flooring - budget of £2,000

  • No problems with the roof as far as I’m aware!
