Cat Posted March 31, 2021 Share Posted March 31, 2021 (edited) Hi, Can anyone tell me why I can't get residential planning on a barn in an AONB even though they have allowed me permission for a 3 bedroom holiday accommodation ? initially I thought it was because of demand on the infrastructure, roads etc... but the council have allowed a very large home down the road to be made into a hotel which will invite a lot more traffic, strain on the sewage/water infrastructure etc.. My financial circumstances have changed significantly since I got my holiday permission. I have had to sell my home and would now love to be able to build the old barn into a home for me and my children (which would give me a much nicer and cheaper house than I could afford otherwise). If I can't do that I will have to sell the barn as well. I couldn't bare for someone to buy it and within a few months get residential planning on it but I am worried that applying myself will not only be a waste of needed cash but if I am turned down it might put potential buyers of the land off. Can any one who understands the rules within AONB help? The property comes under East Devon planning. Cat Posted March 31, 2021 Author Share Posted March 31, 2021 permission for a dwelling would be contrary to Policy S5 (country side protection) of the East Devon Local Plan and guidance within the National Planning Policy Framework. This was in 2013, so I would imaging the ED Local Plan may have changed since then. I have tried reading the plan but I find it very complicated.
