Things to ask potential builders

Things are beginning to get very real, and getting some builders round to the site to start pricing up for the job.

 

So what what things should i be asking them, especially how things interact with a warranty provider.

 

Also the house has retaining walls and waterproofing so i need to make sure that this is done right.

Are they insured and what does it cover. Make sure you see the certificates.

References from previous customers, I also say go with your gut feeling, you need to get on with these guys, any confrontation will lead to problems. I liked my builder from day one, really good feeling and it proved right in spades.
