Thanks for the input though has given me back a little more confidence

Was about to curl up into a ball until i can bare to face the hole

But plumber should be here soon hopefully to fix leaks and drips and weird boiler issues

and hopefully will have more positive solution for the shower and then we can begin to do things to make it happen

 fingers crossed then  when they say not more than 4.5 do they mean floor level of third floor?

 

but I suppose once floor support is complete the floor would be more like 5.5v can protected enclousure be the shower /wetroom? with widow and hopefully a fire ladder
