Seasiderseth Posted August 13, 2020 Share Posted August 13, 2020 Hi folks. I've joined hopefully to get advice on building an extension, a garden room and various other internal projects. I've worked for various trades people in my time, more recently as a facilities manager and now a maintenance projects manager. I'm not a tradesmen but I'm not Roy Rodgers either and wood prefer to stay on the right side of planning law and building control which is one of the things that makes this country so great. My first query is it possible to build a 6by3m, single skin, timber frame, ground floor, summer room to the rear of my terraced property using my own building control idea. Currently I have a polycarbonate lean to roof existing on 6" timber joists, no sides or front. My plan is to build a small footing with single skin brick 3 courses and concrete oversight with necessary membranes and dpc. Structure would be 4by2 frames with large uPVC window and French door to front, the rest being clad in a fire resistant material. Insulation in walls with breather membrane outside and vapour barrier inside underneath internal rough sawn cladding planks. Some wall, ceiling lights, sockets completed by sparks. Radiator from house fitted. Separation maintained between current kitchen/dinning area. I would be letting my neighbours know get them to sign a party wall agreement although cement cladding would replace fence on one side there would be a gap on the other. Mr Punter Posted August 13, 2020 Share Posted August 13, 2020 You will need proper plans and elevations. You may need planning consent / Prior Approval / Certificate of lawfulness.
