Darren Kenyon
Hi Folks, Just looking for some advice on a kitchen/lounge extension project for a complete newbie. looking to knock through partition wall between the lounge/kitchen and extend outwards into the garden with bifold doors across the whole width of house. The garden has split levels so any advice on construction methods/materials to keep costs low and considerations on how the garden split levels could cause an issue would be appreciated pls. Mr Punter
A floor plan with a North point and some dimensions would be helpful. Also target budget. The big slope up to the rear garden is a pain if you want to increase floor space in the main house. If you do not have plans and cannot do them yourself, get an architectural technician to draw some. Shop around, it should not cost much.
DevilDamo
To save costs in having to push back the retaining wall or have the new rear wall of the extension act as part retaining, how about extending to within 900mm of the retaining wall, which will maintain a path around?

How much extra space do you need inside? This idea would give you about 2.7m extra front-back dimension to the outside face of your new house wall, which is the same inside if the new wall is the same thickness as the one you remove. You could turn your retaining wall into a stepped border to give a feel of more space. Or move it back at greater cost. I think you need to start by thinking in more detail about what you actually need / want. Edited May 25, 2020 by Ferdinand
