Self Build Newbie Edinburgh

Hi All,

 

Great site, I'm planning a self build on a beautiful site (not yet bought) but I'm totally green. Any tips or advice is most welcome!

 

I would need to borrow about 1/2 the total sum, is this a reasonable starting point? The rough plan is to take a ~50% loan for the land, then further staged loans of around 60% each time. Does that sound sensible?

 

I look forward to learning from the forum and sharing my experiences!

What's good for many, may well not be for Edinburgh. What do you mean by ... the total sum... ?

Interesting, can you expand on why Edinburgh may not be like other build sites?

 

Ah, the total sum is the land + build costs.

There will be local variations with the cost of trades generally. I imagine that Edinburgh prices may be higher than in other areas of Scotland. 
 

@AliG has built in Edinburgh and he has posted extensively so probably worth reading through his posts specifically as well as general topics posted by others.

Trades are expensive but not crazy in Edinburgh.

 

It’s the land that’s expensive. There are so few self build plots it’s difficult to buy a plot and build a house for less than the value of the house.

 

There is also the time aspect of getting through planning which can be slow.
