Ivan_England
Hi, looking for a bit of advice. I employed an Architectural Technician to do the plans for planning permission, and then to help with building control, though he said he doesn't do drainage. I have got everything sorted now with the exception of the build over agreement with Thames Water. I spoke to Thames Water and they said that they only have a combined sewer in our road, and didn't require anything else to be put in. But the council wanted a SUDs system. Therefore we are going to get a Rainwater harvesting tank for Storm surge that then has an ultra low discharge back into the drainage system. The council have signed this off for our planning condition. Sadly a Soakaway is not an option as the ground is clay. I basically need someone that can help with the build-over agreement and at the same time do drawings for the ground-workers to use for construction. It requires a pump, calculations have been done by the people providing the pump, but I still need someone that knows where we should run the drainage and how we can connect to the sewer, as the invert level is 3 metres underground. Any advice greatly appreciated.
Dreadnaught
In my case, I found that the local structural engineering firm had one (relatively junior) engineer in the firm who specialised in SUDS and was able to do my SUDS designs and calculations that satisfied the planners. A general mid-sized engineering firm near you might have the same. As it turned out, using them was one of the biggest mistakes so far with my build, not because of their work but because of their approach and attitude, but that's quite another story. Also, I don't think its relevant for you, but in my case I subsequently learnt that the manufacturer of the system I was intending to use (in my case a green roof) would happily provide SUDS designs and calculations free-of-charge (so long as I also bought their products) and I wish I had used them from the start.
Ivan_England
Hi, Ok thanks for this. Yes i have had the SUDs stuff calculated and worked out, it's the foul water drainage plan i need looking at and the connection to the sewer. Thanks for the advice though i'll ask around. harry_angel
I'm just about to engage a structural engineer to produce drainage and foul water plans to comply with "everything in Part H", attached. He's charging a fee of £360 for this...and the structure has no drainage currently. Is this a fair price do you think?
