Conor Posted November 28, 2019 Share Posted November 28, 2019 I'm intending on using a self adhesive bitimous tanking membrane for the ICF walls and raft foundation in my partial basement build. Applied by myself. As far as I know, I'll need a 10 year guarantee in order to be able to get a mortgage. Problem is the structural warranty I'm getting won't cover the basement tanking. I can't seem to find any policy I can buy online that would cover this. What options do I have? I suspect getting a specialist tanking contractor in is going to be well beyond my budget. nod Posted November 28, 2019 Share Posted November 28, 2019 There is a real issue with mortgage companies wanting these bits of paper The build warrantee one of the biggest scams We took a SW out as we thought we would have trouble selling in the first ten years Bit on the final inspection One of three ten minute inspections over the course of the build He wouldn't cover the fibre glass flat roof without a certificate of insurance from the installer ME Regarding your tanking certificate I had a similar experience five years ago with a basement I Tanked But like you I had no certificate to produce I contacted the supplier and they suggested coming out to see the job as it unfolded and certify it as a first of three in order to get a cert I’d completed the job and taken loads of photos They helped me out and issued a cert I’ve done two since They where done in a similar fashion with a rep visiting one From memory the certs where about £250 plus vat You would have the advantage over me in that you haven’t started and any inspection could be carried out I know TP Offer a tanking system where you can self certificate But you have to pay for a two day course But with tanking it yourself at least you can be sure it’s done right I would approach with the line that it’s going to be the first of many There all driven by sales 1 Link to comment Share on other sites More sharing options...

The structural engineer will specify how to build the basement. Providing both are met, with inspection from either a warranty provider officer, or building inspector, I cant see how someone with a certificate means its been done property. Regular inspection plus pictures to support is the way to go. No certificate to install compares with receipts for the materials and visuals too. Saying that, maybe someone does need to come and sign it off. What I am trying to say is that too many paper pushers does not make a good installation.
